We are not aware of any instance in the last year similar to that you describe regarding rental offers, however it may be that we have inadvertently given you and your friend false hope. If a subsequent higher offer is received we would be duty bound to relay that to the landlord and it is likely they would accept that offer in preference. We can confirm, however, that on all occasions in the last year where written confirmation of an offer has been sent to a prospective tenant, and holding deposits have been paid, that tenant has moved into the property as planned. However if you feel that you have been misled we would be very keen to determine how that occurred and grateful for further information so that we ensure any misunderstandings are avoided in the future.
Without specific details we cannot comment regarding your friend's sale however once a sale has been agreed, and solicitors have been put in contact, no information is due from us as agents. The remainder of the process, information sought and given, is driven by the solicitors, surveyors, mortgage brokers etc and all passes directly between those organisations. No information passes via an agent. Many agents take no active role in that process as it is not strictly necessary. Others, like ourselves, monitor the process carefully and endeavour to keep it on track. We are often similarly frustrated by the time taken for the various parties to communicate information between each other. It may well be that we are chasing the various parties on behalf of your friend's buyer but we can only encourage timely responses, we unfortunately cannot do it for them.
We currently only have 1 deposit that has not been settled. It is very rare that we cannot reach amicable agreement between landlord and tenant. In this instance the landlord is initiating legal action. You will understand that we cannot comment regarding this very rare instance but it does not match the description you have given of your friend's circumstances.
