I don't know if this can be called legal action but we complained against them to TDS (Deposit Scheme) to get our deposit back, and then formally to the Property Ombudsman. Check my review below for mor details.

We know who posted this comment. It is a possible libel as we are being accused of stealing money. After 20 years in the business we have never been able to understand the malicious attitude shown by the people who post these comments. This comes from a professional man. The computer used for this comment will have its own ID and can be traced. We may decide to go that route on this occasion. We respond as follows
* the admin fees are lower than other agents
* the standard confirmation letter was sent out confirming we were processing the application
* some time after this was sent 'Marcus' called and told us he had not yet given notice to his current landlord and should he be doing that?
* like all agents we take instruction from the landlord
* the landlord bearing in mind the above was patient but in the end told us to tell Mr & Mrs Marcus that he wanted the entry date brought forward a week or so and Chimneys informed them politely of this
* at the outset it was agreed that the property would be decorated throughout, the chimney swept, the garden tidied and the property professionally cleaned. No more than that.
* Marcus then informed us by email that he was pulling out. He didn't have the courage to phone us or come into our office.
* We are professional people and are never abusive on the phone. We always answer emails.
* Our terms and conditions are attached to the application form and are quite clear. If we refuse an apllicant then the let fee is returned. If the tenant pulls out after we have done the credit checks and referencing then they lose the let fee.
* If their were any truth in anythinmg Marcus says then our professional bodies would take action. It is notable that Marcus makes malicious comments anonymously and makes no complaint to our regulating bodies
