Ashley Charles has been SHUT DOWN by Trading Standard. The business was run by a disgusting bully, friendly when you first look at the property, then as soon as you move in the hell starts. Threatening re-inspection fees because clean dishes that had been left on the draining board were out. Because washing had been left to dry on a clothes horse. The roof leaked, causing mould and damage to personal property, took months to fix. An industrial dehumidifier was hired at OUR expense simply to make the place livable. When we finally had enough and gave notice, it got worse. The property was professionally cleaned, NOT using their preferred cleaners. The 'independent' check out report was sent to us, and upon careful analysis of the document and the photographs it contained, it became apparent that the whole thing was completely faked. Court documents submitted - I would not back down. Court date finally given 3 months later, and then one day before we are due to face him in Court, the full deposit appears in my bank Account (with no email from them to confirm this). COWARDS - I beg anyone considering renting with this disgraceful human to reconsider.

Wow - AJ really will go to any lengths to try and hide his own dishonesty. You only have to read previous reviews of this company and AJ himself to see what he is truly like to deal with. As for myself, we did indeed work for him for around 8yrs, on and off. We fell out on several occasions due to his business practices and on each occasion he would come running back to us telling us that we were the best contractors he had ever used and he had changed his ways.
As for his comments regarding our work - The kitchen he is talking about was done to a decent standard and the work was carried out as per the quote given and after several telephone calls and emails to and from AJ, all materials and work was done exactly how they had asked for it. (one reason we stopped working for him was the way he conducted himself, always wanting to cut corners, always asking for one thing then complaining about it afterwards to avoid paying his bills. He went through tradesmen like a duck through water). Then when the tenant complained about items such as the extractor fan (which was a specific item asked for by AC) he then pretends like he knew nothing about it, making out to the tenant that the tradesmen are always at fault. Regarding his comments about our registered company names - he's using half truths to try and justify his claims. Deltra UK ltd - closed down after our business partners tried to steal £10,000 from us (first lesson learnt about going into business with someone. Something I'll never do again). Mrs Hudsons Limited - closed down after years of building up a decent cleaning and maintenance business only to be let down by staff on the cleaning side too many times and simply giving up on it (speak to anyone in the cleaning industry and they will tell you the same thing. The most stressful part of the business is staff - finding them, training them, keeping them, managing them etc.. etc..., never again). LEA Facilities Ltd - set up to run alongside Mrs Hudsons ltd to manage our commercial cleaning contracts. Keeping the domestic side non-VAT registered for our customers. We closed this down along with Mrs Hudsons Ltd. Alpine Cleaning & Maintenance Services - Same as LEA Facilities, only difference being that it was set up way before we really knew what we were doing and it never traded. It was shut down as we never had enough work at that time to justify splitting the commercial and domestic work (I think we just got a little ambitious a little too early). Lucas Property Services - Our most recent name set up whilst trying to work out whether we wanted to be a limited company again or not. Decided against it and have stayed self-employed. If you have any real interest in any of this (because to be fair even I'm bored of writing this by now) you'll see that a number of these companies have never filed accounts as they never actually traded. It has nothing to do with running away from anything, this is merely a statement made by a thieving con-artist to try and discredit myself (as I said, half truths). He has, however, given contact details of my ex-business partners. Please feel free to contact them as I'm sure they'll give a 'non-bias' opinion of me, ROFL. Or you could just understand that I have put a lot of effort into getting justice for the tenants that AJ has spent years stealing from and the landlords that he has spent years hoodwinking and he's merely trying to make himself feel a little better and reclaim a small amount of pride. Whatever!

We have used Darren and his wife Louise as our end of tenancy and beginning of tenancy cleaners for close to 8 years now. Darren approached me end of 2015 and informed me that he was branching out into maintenance. He was a member of a business referral breakfast club so he had access to all the relative trades we may need.

No problem we asked him to quote to do various jobs including at my home and at our offices.


He ended up doing maintenance work at various landlords properties as well as at my home ( laying a new insulated concrete base for a polycarbonate roofed lean too) and painting the windows and doors at our offices. What has happened is that that he and his wife are really good cleaners but useless at maintenance as his works are of a substandard quality at both my property and landlords properties.

Please see the below two emails we received from tenants where he worked.

Hello Becky

The kitchen is done, except for the extractor fan. The glass is cracked on the light cover and the clips for this cover are damage. Darren was going to stop in this afternoon to fix it but he hasn't yet. The rest of the work has been finished.

Are we happy, yes and no (I do not want this to repeated directly to the Darren, I would rather it come from Ashley Charles). Darren was pleasant the whole time, accommodating, and generally tidy. But I do feel he has rushed the whole job and it shows in the work and the final clean up.

I have include a couple of photos where I feel he could have done a better job and a list. Sorry I hate to sound negative and as we appreciate the kitchen getting done, but his quality of work on this projects lets you guys and the landlord down.

• Some of the tiles have not been cut very straight especially around the plug sockets.
• The tiles stop a inch under the cupboard which saved time but looks unfinished and there is grout on the wall in big blobs.
• The next picture isn't to clear but he hasn't taken out any of the existing wall plugs (which were under the old paper. I think I have counted 6 in total) or smoothed the rough surfaces before papering so there are visible lumps.
• Some of the paper joints do not meet very well or are haphazard.
• The tiles do not stop at the counter edge but go over and not evenly of each side.
• The corners have not proper corner joints (like we have in the bathroom) but are left with exposed edges and the edges are also not well lined up or level.
• I never saw a plaster, Darren did say he was getting a guy he knew to come in and do it, but I never saw this guy.
• Darren came sporadically over the week and did most on the work this weekend, because of this he did rush the job trying to finish before another job he had on this week.
• The ceiling has not been painted (but this may not have been include in the quote), or
• The old extractor fan has not been taken and is currently sitting in the front garden.
• The hole in the external wall for the old extractor fan has not been bricked in, but just boxed over it (again not sure this was in the quote to do), But I feel this is a must especially as we live in an area with a high population of rodents!

I am sorry for the long email and the list of things. I am pleased to have a kitchen that is redone. I am asking if you could keep this comments with in your team as I am not a tiller and I do not know what was quoted. Darren did ask me if I was happy and I said that it was nice to have the kitchen done but did not comment on the work. If you need to come and have a look at the work so you can see it from your prospective and what he was quoted to do please do. Mark I think did have a word with him about a few things but we were told that it was not yet finished but would look fine when it was done.

AJ asked me today to do a list of issues with the kitchen. Please find my list below.

• The tiles are not all level or lined up well.
• Some cut edges are ragged, especially around the plug sockets.
• The tiles stop an inch away from the top of the wall cabinets.
• There are big blobs attached to the wall.
• There are still old wall plugs in the walls that have been papered over.
• Only some of the boxing in of the pipes have been replace.
• The walls were not smoothed before the paper was replaces so the walls are bump.
• Some of the paper joints do not meet very well or are haphazard.
• The tiles do not stop at the counter edge but go over (to meet the wall on one side and half way to the wall on the other).
• The corners have not proper corner joints (like we have in the bathroom) but are left with exposed edges and the edges are also not well lined up or level.
• I never saw a plaster and I am sure the walls were not re plastered in any places.
• The extractor fan has been replace with a filter fan rather than and outlet extractor fan, even though the existing fan fed to the outside.
• The extractor fan is an under cabinet fan and there is no cabinet above it.
• The ceiling has not been painted.
• The old extractor fan has not been taken and is currently sitting in the front garden.
• The hole in the external wall for the old extractor fan has not been bricked in, but just boxed over it.

On top of this I have noted that the extractor fan that he installed has not be wired in properly nor as any good contractor would have done, had an electrician wire this as he should have also known that in order to pass regulations it would need an electrician to at least inspect the works and supply a part 2 certificate. Please find attached electricians report on the installed extractor fan.

Having taken the old extractor fan out which was an air extraction system and installed a extractor which was air recirculation unit he did not bother bricking up the old hole in the outer brick wall.. PLEASE SEE ATTACHED ELCTRICIANS REPORT.


On the kitchen sink side he has siliconed between the work top and wall tiles, however on the other side he hasn't bothered and has just put grout. Where he has not bothered to put any tile trim some of the corners are jagered to which you could easily cut yourself on those corners.

Being managing agents we are responsible for any works done at our clients property and thus the quality of the work and as the works at both our clients property and mine are of a substandard quality as a result I have refused to pay him on both jobs and have cancelled other scheduled works because it is clear from the two jobs that he has done he is not qualified or experienced to do maintenance works. I.e. he is a cowboy.

At my house he was to dig out and lay a new insulated cornet slab for an extension. When questioned whether he did know what he was doing as he only quoted for three days he assured me that he did.

What was supposed to have taken 3 days end up taking 8 days . On two occasions I ended up helping him mix concrete at 8pm at night by the light of his phone. Then wheel barrow to the area where again he tried laying flat and straight by the light of his phone.

Needless to say I did not end up with a flat surface that floor tiles could be laid on. Please attached a building surveyors report on his work and how it will cost to rectify.

We have had to get other contractors to go in and rectify all his jobs . We have deducted the costs of this from his invoices and paid the remaining amounts due on all his invoices

The unfortunate thing is Mr Salisbury does not want to take responsibility of this and hence you got yesterdays email from him.


That is not just my opinion in regarding his works but this is the opinion of both tenants, the electrician , and at my property the opinion of an building surveyor who I have had to get in to check over the work.




The only thing sinister about this episode is Darren Salisbury, who rather than take responsibility for his shoddy work is trying to concoct a conspiracy theory.

It now transpires that Daren Salisbury, Louise Salisbury aka Louise Louise Everard

of Mrs Hudson's Ltd aka Deltra Ltd, aka Alpine Cleaning and Maintenance Services Ltd , aka , Lea facilities Limited, aka Lucas Property Services , that every time they run into trouble or are in risk of being sued they shut down the companies and start up another !!

They are nasty pieces of work, I have had their staff complain about not being paid and being harassed if they want to leave.

And if you would you like further independent verification on Darren Salisbury I would phone a Mr Ken Gunston of Equazion Ltd 0118-986-6340 transpires Darrens ex business partner from Deltra Ltd.

Don't mention me or Ashley Charles just ask for a ref for Darren so you get an unbiased account.

We have paid all outstanding invoices to Darren , we have evidence that his work was really shoddy and rather than taking us court for non payment of invoices because he can't as we have paid his invoices he and his wife have taken to being internet trolls

They have. I (and many others) gave a statement to Trading Standards following my court case. I received an email from someone who used to clean on behalf of AC informing me of this.

Hi Turns out the review is wrong. AC has been sold to another company. Trading Standards have never been in touch with AC.

Hi we recently left from a property that AJ owned. He only gave me back half of my deposit with deducted agency check out fees, administration fees and cleaning fees. He gave half of it back without agreeing it to me.... Did you get anything back? really annoying as mine is now released from the deposit scheme or they were that dodgy that it never was in a deposit scheme?! ...
