I had the misfortune of having to deal with this letting agency for 3 years. I have rented 9 flats over the years (many moves due to University) and have never had an issue with landlords.
Cairn have been by far the most incompetent and unhelpful letting agents so far.
Communication was horrendous. They would be far too frequently send people to the flat for various things; however they would let you know with a ridiculously short period of time; if they warned you at all! I once had a unnerving experience of someone just unlocking the door to my flat and walking in completely unannounced! I was given no warning and this workman was just given the keys. No respect for privacy whatsoever.
Second, there was an issue with a leaking ceiling in the underground carpark which started from several months into the tenancy and was never resolved. I had to constantly make phone calls to Cairn to get them to bother trying to follow it up. As far as I'm concerned it is their job to rectify things, the onus is only on the tenant to make them aware of any issues. They would make the odd phone call but only after being constantly phoned and e-mailed. I suffered permanent damage to my car as a result of this, for which I was never compensated.
They will bully and harass you into extending your lease 'for your protection', but it offers you no protection whatsoever; the landlord can still kick you out at 2 months notice but you'll be responsible for the entirety of the contact. Don't fall for it like I did. I ended up getting so frustrated that I bought my own place so that I could leave. They agreed that they would re-advertise the flat and if they could find a tenant I could get out of the flat early. What they negated to mention is that they would increase the already extortionate rent to £795 a month for a tiny one bedroom flat. It was already overpriced so it sat empty for the remainder of the contract (bar two weeks at the end of the contract).
Finally, I left the place immaculate, but they still had the nerve to charge me £153 from my deposit; despite having been negligent in their repairs and causing permanent damage to my property, despite having 6 months rent from me when the flat was sitting empty, and despite all the hell I had to put up with being a tenant under them.
Quite frankly, £153 is a small price to pay never to have to deal with these charlatans ever again.
I wouldn't consider a property from Cairn if they were the last letting agent in Glasgow. Do yourself a favour and go elsewhere.
