I was owed £2k and deposit was not protected either. I did the following;
1. Wrote to BEA that if they don't clear dues I Will manage And get tenant to pay me directly.
2. Got the tenant to pay me directly thro a formal notice and Filed a small claims on moneyclaims.co.uk for rent due and deposit which was paid by tenant and not protected.
3. Progressed the claim at small claims court.
4. BEA settled my dues and sent me the deposit too which I protected immediately.

Best Estate Agent in SL1 
They realised I needed the property badly
They ask me to pay a deposit of £1200 plus 1 month rent including administration
Of £400 the same day before even finishing the referencing. I paid £2800 in May to them. I was to move to the property by 20th June 2017
They started playing me tricks about how referencing is not going through. I contacted the referencing agency and realised they have put wrong details about my previous Landlord Estate Agent.
I went to the property in question and found out that people were already leaving in it a week after I have paid the money to Berkshire Estate Agents. It took ages to get part of my money back.
