In February of this year I received a marketing flyer advising that Mann Countywide had several people looking for property in my area and that property to sell was required urgently. As I was looking to sell my property at this time I called and spoke with an estate agent named Mike Stewart who confirmed there were 9 people on their books looking for a property on my estate. I therefore booked an appointment to meet with Mike on 4th February 2012.
My appointment went ahead as planned and Mike gave me a generous valuation on my property and said he had 5 people waiting to view it already. Mike estimated that my property would take only 4 weeks to sell and stated he would set up an ¢â‚¬Å“open day¢â‚¬Â for viewings.
I contacted Mike again the following week and arranged to meet with him again to take photos of my property and for me to sign an agency agreement. This took place on 9th February. A few days later I received the photos and layout of my property as it would be seen on Right Move and I signed my agreement to this and sent it back.
A few weeks went past and I had not received any contact from Mike. No-one had been in touch to confirm that my property was on the market but I looked on Right Move and saw that it was on there. Another week or so passed and I had still not received any contact from anyone at Mann and so I called to speak to Mike.
When I called the office I was informed by someone called Harry that Mike had left to work at another branch and that he was now looking after my property. I thought it discourteous that I had to call myself to get this information and Harry had not called me before to introduce himself. Harry said there had been no interest in my property and I asked about the ¢â‚¬Å“5 prospective buyers¢â‚¬Â Mike told me about. Harry was not able to give me any clear answers in respect of this. Harry felt that the property was being marketed at too high a price (the price that Mike valued only weeks before) and suggested I dropped it by £10,000, which I agreed to. I then received a letter confirming this. During this conversation Harry stated that he would call me every week ¢â‚¬â€œ week and a half to update on the progress of the sale of my property and discuss the interest it has received etc.
Unfortunately this is the last conversation I had with Harry and the one and only piece of correspondence I received from Mann. I called the branch manager, Tony Gedge, to express my concerns on 31st March. Tony advised that he was very displeased to hear about my complaints and the lack of communication from the agent to myself. Tony said he would discuss the situation with Harry and I would receive a phone call the following week. I also asked Tony for a copy of my energy survey, which I had paid for on 9th February but not received.
I did not receive a phone call from Harry and phoned Tony again on 6th April to ask why I had not received any communication since my last phone call. Initially Tony advised that he could not remember speaking with me the previous week. Tony then advised that he ¢â‚¬Å“had it down¢â‚¬Â to call me the next day. I pointed out that, frankly, this was not good enough and I would have expected a phone call the next working day after my complaint. Tony said that he would speak with Harry and ensure he call me the following week. I advised Tony that I had still not received the energy survey and Tony said he would chase up admin to send it out.
Again, I received no phone call from Harry or Tony or my energy survey. I contacted Tony again on 17th April. There was no apology about the delay in sending this to me and no enquiry as to how the sale of my property was going, given my previous complaints. Tony did not ask me if Harry had been in touch or if I was feeling more satisfied with the service. I did, however, receive the energy survey after the third time of asking.
I am absolutely appalled at the so called ¢â‚¬Å“service¢â‚¬Â I received from Mann Countrywide. I did not received one phone call from the agent in 12 weeks. I was not notified that the original agent had left or even when my property went on the market. I was not given any indication as to why my property might not be selling or what they were doing to try to sell it. I had no idea how much interest it received or the marketing methods used to advertise it. After my first conversation with Tony I was hopeful that the situation would be resolved and he appeared helpful. However, during my subsequent conversations with him he has appeared dismissive and not interested.
I was subsequently told by another estate agents that the photos taken of my property were of appalling quality. I have since had more taken which are miles better and I had a viewing within 2 days. I complained to Mann about their "service" and I received apologies but no explanations.
I asked 3 weeks ago for my property to be removed from Right Move and have had to chase this several times. At the time of writing it has still not been done and I am having to chase them daily.
DO NOT USE MANN COUNTRYWIDE DARTFORD. They will provide you with false information, insult your intelligence and do nothing to try to sell your property.
