Do not use Leaders!! Try *another agent further down the road. I have used Leaders for the previous two properties I have rented in Portsmouth and had very similar experiences. They do offer a good variety of properties but take my advice and avoid them, they are the worst stereotype of untrustworthy unscrupulous estate agents. Leaders just want your money and don't care how they get it.
14 Balliol Rd - Promised that the property would be re-decorated prior to moving in this was not done. When I queried this after collecting the keys I was told that as I did not have this in writing it would not be done. That was my first warning that they are entirely untrustworthy.
Two years in the property with a list of faults:
• Ceiling collapsed in the kitchen due to an existing leak, this was eventually repaired after several months.
• Ivy that actually prevented the bathroom window from being opened never resolved as authorisation would not be granted by the landlord
• Garden fence collapsed also never repaired or replaced.
• Conservatory leaked whenever it rained never repaired
• External drain was actually located inside the property and this occasionally backed up flooding the downstairs.
So not a great experience and when the tenancy ended my partner and I decided to leave, this is when leaders come into their own. They must make a fortune from keeping tenants deposits for the most minor problems.
I have been billed £300 which I will have to dispute taking up to 90 days this includes removal of ‘junk' from the shed which was there when I moved in and photos of minor cleaning issues. E.g. dust in the corner of the skirting board. I deep cleaned the property when I moved in as it was a mess, and had a local professional cleaning company and family (my mum) to clean the property when I moved out. Now I have to find the evidence of this from the past last two years, easy when you have an office of people that do this daily.
In summary they only care about the Landlord, they will promise you anything but once you have signed that contract they couldn't care less. The stress of two years of fighting and begging to get the repairs done and now to be given this bill is a joke.
I have been incredibly polite and understanding always paying my full rent on time doing my best to maintain a house I could be proud of.
The only positive thing I have to say is about Laura on the maintenance team whom I've got to know very well over two years you tried your best Leaders don't deserve you.
