Very eager and helpful to begin with - no acknowledgement of requirements thereafter. Seems to be no communication between the person who shows the room and makes all the promises to the person who is then very eager to take your money before sending you any terms.
Terms are ridiculous and only protects the Landlord - not the tenant. A bit of a con artist way to get money, tie them into a contract and then hide the 'you signed for it' hidden traps later.
Good thing I requested to see the tenancy agreement first.
Shame, the professionalism slightly faded at the point i started raising my concerns as a potential tenant.
Felt rushed, salesy, and like a trap. Did not feel trust worthy at all.
Was told the Landlord rejected my 'requests' they were not requests they were questions and concerns. I believe the landlord wasn't even contacted. Agent washed his hands of me and said the Landlord declined my application. When I asked if all their contracts were the same, the agent rudely responded in a one line with no welcoming message. Clearly in a strop.

Avoid this company by any means possible!

I'm in a similar position - they owe me part of my deposit still. I recommend you report them to Trading Standards and let them know your deposit wasn't protected (it's illegal). 'Ace Relocations' have apparently filed for insolvency - they're transferring everything to 'Safe Relocations' - run by the same bunch of cowboys, but trying to cover up their previous mess. ...

I had the same experience as many people here. I went to their office to speak to them about a few of the properties that I saw were advertised on gumtree. I also am in a similar situation - vacated a room after endless different problems and they are now holding back a portion of the deposit for no good reason. It's illegal for a landlord not to put deposits into a protection scheme and they can be fined for this and have to pay tenants multiples of what they are owed back - report them. The company are obviously very nearly bust though - all of the property owners that they had contracts with are slowly taking their houses / flats back from them ...
