Our family were in the process of purchasing a property in Southall. We had the property surveyed and as a standard rule for most estate agents', the property has to be removed from the market after the property has been surveyed, whilst we ran around arranging a mortgage. This is what our broker had advised us and which also made sense. We paid just over £500 for a survey and the property had still not been taken off the market. We would call David at Sinton Andrews, who stated that we could pay them a £5000 deposit and he would take the house off the market. However our broker advised us against this and called David to assure him that we had been approved for a mortgage and that this would not be necessary. We would often liaise with David to assure him that the mortgage had been in the process. When we called David again to ask for the vendors name and solicitor details regards to exchange of contracts, he fobbed us off and stated it was not plain sailing, as to sign a contract and simply purchasing a property. Well hang on, as our solicitor needed this information before we could proceed any further. We have done this three times, surely we would know how the property market works. When our mortgage came through, we paid a cancellation fee of £2000 for moving our current mortgage to another provider, in order to release the equity from our current home to make the purchase, Sinton Andrews had left us hanged out to be dried! literally!!! Here we were £2,500 short and the most disappointing thing of all had been that we had been falsely led down the garden path. When David at Sinton Andrews had no desire to sell the property to us. When visiting him, he stated that if it is meant to be.... it's meant to be??? Excuse me, what does that mean??? We had invested over two months in arranging a mortgage, which was good as approved, provided documentation to verify this. In addition lost out on £2,500. David deliberately played us for idiots and cannot slate him enough!!! Or Sinton Andrews, as they obviously do not follow their own so called principles . Especially when the owners of the business claim to be avid believers of protecting buyers interests and introducing rules to protect buyers as they do in Scotland. Yeah right!!! It's all lies and Sinton Andrews are absolutely disgusting in the way they conduct their business and treat their customers. Well David, the less I say about him, the better!!! I noticed they had many positive reviews, initially I wanted to refrain myself from writing a review. However, eventually decided that if it makes even one person realise that they are making a terrible mistake by conducting business with them, then my job is done!!! I don't want to see another poor sod, part with his/her hard earned cash, only for likes of Sinton Andrews to play them for fools!!! Oddly enough, David stated that the property had been sold to buyers that were initially turned down a mortgage over a year ago and eventually managed to find a lender, after one year, who was willing to lend!!! Oh really David??? And you were not prepared to even given us two months!!! It's called deliberate gazumping, perpetrated by Sinton Andrews!!! Please be warned if you choose to do business with Sinton Andrews, as they are only AVID believers of shattering dreams!!!

We are disappointed to read your review of one of our staff and company, and whilst we accept this is your opinion, there are several inaccuracies we feel must be addressed.
Firstly, we are somewhat confused as to where the suggestion of a £5,000 deposit to secure the property came from? This was not an instruction given by us, nor did the vendor suggest it, so do not understand why you have said this.
The sale of this property as advised from the offset, was via an associated letting agency and we had no direct contact with their landlord-vendor with regards to the sale and it meant we were unable to offer said vendor, direct advice. We advised that as the sale had previously been subject to a complicated probate issue (not a mortgage application) and a new buyer would need to secure a mortgage offer, before the seller would undertake the conveyancing process.
You did indeed proceed on this basis, the vendor insisting nothing would happen until an offer was obtained. At the point you called us to start the conveyancing, the offer was not yet issued, so we were unable to proceed with sending out memorandums. Once the offer finally did come through, you advised us is was for less than the agreed sale amount and that this was all you could obtain. We advised we would happily put the offer forwards, but did also advise it would probably not be viewed favourably as it was for a reduced amount, and it was subsequently rejected. By nothing more than coincidence, at the same time your offer was rejected we were also told that the previous buyer's solicitor had contacted the vendor's solicitor directly and advised their client had put themselves in a position to exchange contracts, having resolved their probate issues. In view of your reduced offer and the previous buyer being a now-proceedable cash purchaser, we were informed the vendor had instructed their solicitor to proceed to exchange contracts with the other party.
Despite your offer being below the agreed price and being advised it had been rejected, you contacted us again the following day to inform us that you would now be prepared to pay in excess of the asking price - by which point the exchange had already taken place. As a result, we were left with the uncomfortable task of having to inform you that the property had indeed exchanged, which was completely out of our control, for which we can only apologise.
We were also sympathetic to the loss of your costs in this matter and we did liaise via the vendor's managing agent, as we said we would, to ask if they would be willing to reimburse you your survey fees as a gesture of goodwill. Unfortunately, the vendor was not willing to do so, despite our attempt to convince them otherwise.
We take these reviews and our reputation very seriously and we are obviously disappointed to receive such a negative review, particularly one which is not fully accurate. Sinton Andrews has been trading for over thirty five years and we pride ourselves on having happy buyers and sellers alike. We do appreciate this is consolation to you of course, on this occasion, and can only apologise for any inconvenience this has caused.
