We had no end of trouble with this estate agent, who claimed to have three buyers, but each fell through. The value of the property was vastly over rated. and we eventually sold for £3.5K less. Read the small print though, as this estate agent didn't sell as a percentage of the SALE price, but as a percentage of the ESTIMATED price! Call me cynical, but doesn't this encourage agents to over estimate the value?? It also means there is no incentive for them to get the best price, as they will still get their original percentage!
