Kingswood is by far the most unprofessional and untrustworthy estate agents I have ever dealt with. I have signed tenancies with Kingwood on three separate occasions and during this time they have attempted to claim money under false pretences several times, have taken extortionate amounts from my deposit and have never once been pleasant to deal with.
Mr Ajay Patel has been particularly unprofessional during this time, from the incredibly rude and blunt ways he writes his (mistake ridden) emails, to the way he treats his customers. I was most recently reminded of this when he attempted to take money from our deposit for a previously undisclosed 'check out fee'. When I spoke to him to find out more information he was incredibly evasive. He gave no firm description as to what the money was actually for, and no explanation as to why I had never been charged such a fee on moving out (of the same property) twice in past,
When I asked for a copy of the form he claimed we had signed at the start of the tenancy outlining this charge, he instead sent me a copy signed by the previous tenants. He became very irate when I pointed this out and asked for a copy of the form for OUR tenancy, and told me that although he could not find it we definitely would have signed one because 'we do it every time' (again, I have never seen such a form in my life). He didn't seem to understand why I was asking for proof and took this very perosnally, claiming I was accusing him of lying. He told me he didn't know why I was putting up such a fuss and I should just pay it because its 'only about £12 each'. After another 5 minutes or so, he offered to charge only £30. Then £5. Obviously this charge was not set in stone and completely falsified.
At one point he even refused to send me a copy of an email exchange we had had earlier in the tenancy because 'if (you) can't be bothered to look through your emails then why should I'?
After more than half an hour (and several attempts to try and calm Mr Patel down and prevent him from simply hanging up on me) I was passed on to one of his colleagues who promised to look into the matter and find the form. I received no email, but 5 days later we were finally refunded our entire deposit. I suppose Mr Patel couldn't find this form that we had 'definitely signed'.
Above is just one of a number of times Kingwood and its employees have, in one way or another, tried to deceive its tenants. I would never advise anyone to use their services, or even pay them the time of day.
