All aspects of the tenancy were typical of a high street estate agent - high admin fees, quarterly inspections (which were a little nit-picky), and determination to delay resolving problems, or resolving them as cheaply as possible.
The differences occur when you move out. At the end of the tenancy you are given an inventory for any outstanding actions required to ensure the property is fit for the next tenant. In my case there were several things highlighted, and i'm sure you can see the issues with these;
Hallway: cobwebs above door, 2 nails above front door.
Okay, the nails were there before moving in as they held up a doorbell (that didn't work)
Stairs: 1 small faint white mark to top step, 1 small fait black mark to middle of stairs, 4 metal poles left in cupboard.
The poles in the cupboard were for opening the blinds and window of the skylight. Not sure if I should have taken these with me.. the marks were on the initial inventory, and there since we moved in.
Lounge: cobwebs to ceiling.

Kitchen - 1 bulb not working, light fitting dusty, draws need a further wipe.
I'm sure you get the gist of this by now. The light bulb was inside the cooker hood, and we had requested this replacing prior to moving out.
There were a few other things such as the driveway needing a sweep (leaves blow around even without people living there..) and curtain poles removed from the walls (they weren't removed, they fell down - nearly on my head - due to bad DIY on the agent's part.)
It seems these move out inspection reports are typical of this agent, in that they try to pick as many things as possible to reduce your bond. Whether this is typical estate agent behavior or not is yet to be seen, but you should remain aware regardless.
