I would usually not bother posting an online review, but feel that our experience with Galliard Residential needs to be shared. If you decide to rent a property with Galliard, please note the following:
1. Galliard charges £30 per rental reference. Charging this amount is quite cheeky considering you rented a property from them and are required to provide those details should you wish to rent a property elsewhere. Furthermore, you pay a sign-on fee and application fee which should be more than sufficient to cover a simple letter confirming the dates you rented a property with them and that you have no arrears with Galliard. We have rented properties with other agents and Galliard is the first rental agency that we have come across that charges for a rental reference.
2. Galliard charges £105 for a check-out inspection. This is an extortionate fee to pay and be warned - they will find any TINY thing to ensure you pay extra from your bond. We had the same person for the check-in and check-out inspection and he was ten times more thorough at the check-out, than at check-in! For example, he noted a piece of tape on a window that was there prior to us moving in! How do we know this? Well, we certainly didn't put it there and we found it laughable that he spotted it this time round when he didn't at check-in ... until Galliard added this item to the 'cleaning list'!!! We have paid a check-out fee before but it was no where near £105 that Galliard charges! Moreover, the check-out inspector was 1.5 hours late - very unprofessional!!!
3. Galliard is slow to respond to faults at the property i.e. lights were not replaced at move-in, cleaning was not ready by the time we were scheduled to move-int, faults were not repaired in a timely manner or repaired properly when reported.
4. Galliard will contact you when you advise that you are leaving the property and will recommend the use of their own cleaners. For an end of tenancy clean for a one bedroom, 1 bathroom apartment, they quoted £165 - £180 + VAT which was absolutely ridiculous as the carpet clean for the bedroom and rug in the lounge room was not included! We ended up using another cleaning company (which is used by other real estate agents such as Martin and Co) and they charged us £150 for an end of tenancy clean INCLUDING the carpet clean of the single bedroom as well as the rug in the lounge room. However, despite using professional cleaners and Galliard's own check-out report stating that the apartment was cleaned to a "Professional" standard, we are still charged an additional £35 to use Galliard cleaners to clean-up the "omissions". These "omissions" consisted of cleaning a small grease smudge in the microwave, a dirt mark in a cupboard and to vacuum a spot in the laundry cupboard. We need to add that the rug that we had cleaned had stains when we moved in (which our cleaners skilfully removed!) and that at move-in, their own cleaners did not clean the property on time and still managed to miss cleaning the laundry cupboard and they also left the dirty linen from the previous tenant in the apartment on the actual bed (even when the check-in inspector advised us that any item that was left in the property belonging to the previous tenant would be removed!)
5. They are very disorganised and therefore, they will claim that items go missing and will seek to charge you. They are currently trying to charge us for the return of a car fob key which we handed in to the check-out inspector on the SAME key chain as the apartment keys! Furthermore, they do not respond to e-mails so be prepared to make a few phone calls to follow up. Please note that if you report a missing item from the inventory report, chances are that this will not be actioned and you will see the check-out inspector noting it down and Galliard will try and charge you for it!
At the end of the day, we liked the apartment that we rented with Galliard. It was a relatively new apartment that was centrally located (Zone 2). I hope this better informs your decision as to whether to rent a property through Galliard and my recommendation is to go elsewhere based on our experience above.
What agent could do to change your mind?
We should be charged the cleaning fee. I would also suggest that we should not be charged the full amount for the check-out inspection as the inspector arrived 1.5 hours late and did not conduct a thorough inspection at move-in but was overly zealous in finding faults at check-out.
