We have a number of rental units and are familiar with the industry so we're not so easy to please! We wanted to place an existing rental apartment property approaching end of Term with an existing local competitor agent; to quickly and smoothly into the market and reduce potential loss of earnings and any gap between each Tenancy.
Under the careful and close control of Fiona Minx, her team as Carter Jonas Newbury got the brief, acted very quickly and offered us a simple and smooth transitional proposal- once we agreed (which was easy) Fiona, and her efficient supporting team organised each step of the process well and reduced hassle and admin to a minimum.
I should add that I was (and hopefully continue to be) also impressed on the legal admin and contractual AST work provided by Sarah Horlock who to us appears very efficient and direct in her professional relationship with us...as busy Landlords.
In most cases even from the brief....we only had to say it /ask it once and the message was grasped, even though clearly there were quite a few people involved in the new Tenancy search, security checking and legal engagement. For this apartment, the result was a 'rental income gap' between our old and new Tenancy at just 24 hours!! Great job guys. We are totally delighted and looking forward to a long partnership with Carter Jonas in Newbury.
We have now placed two more unit in the hands of Fiona and already one is looking as smooth and as successful as the first! Fingers crossed...but we are pretty confident the Newbury CJ team will deliver!
Q. Do CJ cover central BS1 Bristol area- we have two (about to be three) rental apartments there???
Comment on agent fees
Actually we have currently three agents we deal with and although overall CJ fees are not low, the deal we agreed has reduced some of the 'extras' that other agencies add to Landlords. I like it simple, clean and the way CJ operate (unlike say Andrews Online) the agent ONLY gets p[aid when we get paid- no up front draw down of rental % fees. I like that.
