The company manages our building and does so really badly. Our assigned property manager is clearly deranged and completely incompetent and totally unprofessional. She gives conflicting reasons to both tenants and landlords as to why X or Y can't be done even though none of the reasons actually hold any legal water whatsoever. Maintenance on the building is not carried out unless either tenants or landlords threaten legal action. Company clearly rips landlords off by charging them for services that are never carried out: for example property mgr claims a gutter clearance was carried out on the property in 2014 which is was not yet landlords were charged for this. Has taken to getting contractors to spy on tenants as a result of complaints filed against her with management which constitutes harassment. Company is also not registered with a property ombudsman scheme despite this being the law that they have to do so as of October 1, 2014 so tenants and landlords have no redress if problems arise. An examination of the company's legal status reveals a tangled web of numerous property companies all run by the same three men with clear "misrepresentations" made on documents filed with Companies House about the various companies. Avoid this company like the plague!

Fees seem to be in line with those of other letting agents and property mgmt companies. HOWEVER fees are charged to freeholders, landlords and tenants for services that are never carried out

This review predates the takeover of F&S by RMG, exactly the sort of appalling outfit the writer of this review thought they had escaped from. You can see from the astoundingly bad reviews after 2015, this company became worse than their worst nightmares. Avoid like the plague. ...

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
