Morna Petrano Property Leasing

UPDATE I was about to complain to ARLA about MPPL only to discover that the lettings agent is NOT A LICENSED MEMBER. Chantelle Petrano holds an "Employee Membership" and there is no form of redress with ARLA unless the letting agent is a licensed member, which they are not. Morna Petrano's Complaints Procedure clearly states that I can take my complaint to ARLA should the matter not be resolved to my satisfaction. Their complaints procedure is not worth the paper it is written on but you assume it is ligit until proven otherwise. I reported the leasing agent to the Aberdeen Trading Standards who said the agent was clearly breaking the law by displaying the ARLA logo and making false representations. MPPL were investigated in April 2012 and the outcome was that Chantelle Petrano was to become a Director of the company and so she could apply for full Licensed ARLA Membership. Having checked the MPPL & ARLA website today, 30th July 2012, they are still falsly claiming to be ARLA Members. I have called Trading Standards to complain again for further investigation. ARLA were also made aware of the breech and have also done nothing. SHAME ON MPPL, ARLA & TRADING STANDARDS for letting consumers down.

I think you will find that Chantelle no longer works for the company and lives in Kent. She is working in Gatwick !!

However, they are NOT allowed to publish on their website that they are members of NFOPP as they are not members of an Ombudsman Scheme - there is still no form of redress other than investigating their conduct via ARLA. Trading standards have been informed again, as have ARLA. I'm not particularly impressed with ARLA to be honest. MPPL are now licenced members as they have been forced by ARLA to join an ombudsmen scheme or have their membership terminated. They are now a member of an Ombudsmen Scheme. I hope consumers will avoid this sham leasing agent but at least if things do go wrong, they will at least have a form of redress with ARLA etc. To be honest though, the way that company works, they will not keep their licence long. ARLA however appear as useless as MPPL so who knows what benefit , if any, the licensed member status will be. I would advise any tenant or landlord with issues with this company to know their rights and get ARLA and Trading standards involved. Like another poster on this forum. MPPL are certainly in breach of The Supply of Goods and Services Act 1982 as they do not privide their service with "reasonable care & skill". I personnally don't think MPPL would meet the requirement of being "Fit & Proper" to be allowed to be a registered landlord with Aberdeen Council but that is another matter which I'm not prepared to take on. Such a shame Trading Standards did not convict MPPL for misrepresentation or they could have been booted off the landlord registration scheme and would have been closed down. My job here is done.
