Initially the letting agent came across as friendly, approachable and professional. She quickly made arrangements for me and my friend to see a property she had found which was perfect for us. She met us outside of usual office hours, in order to work around our work schedules. We agreed we were interested in the place, and having seen the property, she talked us through the likely initial next stages, and our paperwork, what we would need to provide. This allowed us to talk about potential problem areas and how to deal with them, and was in fact very useful - she seemed knowledgeable and practical.
However, this is where the agents became less efficient and organised. Once they had let us know that the landlord agreed to our tenancy, they asked for the initial deposit, which we provided. They then proceeded to ask for the rest of the money, telling us that once we had paid it we needed to sign the contract, and then do the references. This was completely out of order to me, as there was no point signing anything without successful references, and without a signed contract there was no security regarding the rest of the deposit. They kept hurrying us, suggesting that until we had completed all the paperwork, references, contract and deposit, anyone else could come in and take the property from under us, despite us having paid an initial deposit. When we then asked what the initial deposit was for, we found them extremely evasive with us, avoiding answering the question completely. We refused to do anything until references were successfully passed, and so we dealt with that first. We were then told that the references were successful, so we signed the contract, and having done that, paid the rest of the deposit. They then turned round and told us our references were not successful after all and that we needed to make some changes, including sorting out a guarantor. Given that I had specifically said I was unwilling to sign the contract or pay the rest of the deposit until the references were passed successfully, I was frustrated and felt lied to. We sorted out the new guarantor, and were told everything was sorted and the place would be ours. We then received an email a few days later to say that they had made a mistake on the invoice for the deposit and we needed to pay them more money. This was done without a real apology, and was demanded as soon as possible. We duly paid this, and were once again told that we were all sorted. They asked us for a time to collect the keys, and when we said when we would be finished work, they gave us a time which was unsuitable. They then in another email changed the time without consulting us or even informing us that they were doing so. We responded to say we couldn't do it and suggested a different time, but they didn't respond. 9 days before move in day, they then emailed us to say that they needed to photocopy our passports in branch, even though they already had a copy of our passports, and told us that we couldn't pick up keys until we had done so. The other person renting with me was on holiday at the time, and we both work full time as well, leaving the other person no time between her holiday and work to go in and get her passport photocopied.
This agency has thoroughly disappointed me. Given that it is a large chain company, I would expect them to know what they're doing. Instead, I found them to be disorganised and inefficient. I will not be using them again in the future. This is not my first time renting, I know the drill; apparently the estate agent didn't.
