I had dealings with this estate agent a while ago but have only recently felt compelled to make my experience public.
Myself and my housemates were in search of a 5 bedroom property in the Isle of Dogs area. After finding a number of interesting properties by this agent listed online we decided to set up a viewing. We dealt with Satnam, who was initially helpful but very quickly became rude and aggressive and not in the least bit professional. After a number of viewings, spread across a few weeks we found a property we liked and said we would like to put down a deposit. Satnam pressured us to put a deposit down there and then and was unnecessarily forceful.
Throughout the following weeks I was harassed by numerous phonecalls from Satnam who was frequently rude and aggressive. Even swearing at me over the phone. His calls were regarding simple issues with guarantor paperwork and there was no excuse for his behaviour. He even threatened to put the house back on the market on a number of occasions if we did not comply with his unreasonable demands.
Approximately a week before we were due to sign the tenancy agreement and move in, we asked to see a copy of the contract to read it over in our own time. Satnam became evasive and unwilling to send over the contract. After much persuasion, the estate agent sent it over. Upon reading it we found a page to be missing. We queried this and after more hesitation, we finally received the missing page. This page just so happened to detail the fact that the property we had put our deposit down on did not have a valid HMO license and so occupation by more than 4 people would leave us (and our guarantors) liable to pay fines in excess of £20,000.
Neither Satnam nor the office answered our phonecalls after this. We repeatedly demanded our deposit be returned immediately.
Several weeks later (and several sleepless nights trying to find a new property with a new estate agent before we were made homeless) and only after an email threatening legal action did we actually receive our deposit back. No email correspondence, no phone calls. It just appeared back in our account.
Reiss-Samuels were at best - rude, aggressive and unprofessional, and at worst - down right*.
