Very proffessional sounding website, really liked the sound of them and their ethos and I arranged to view one of their proerties a few days ago... There only seems to be 1 young sales girl called Amy running the whole show.

She seemed very pleasant, I viewed the property and it was a very nice place, well furnished and nice surroundings. Amy advised there was another viewing 3 hours later and if I would like to go for it then to text/call her ASAP so I could put down a £300 'reservation fee'.

Within 1 hour I text her to let her know I would like to reserve the room, no response, 3 hours later I contact her again, no response. Next day called and left a message... no response. Benefit of the doubt; Maybe she was off sick? I called the only other number available and spoke to a very polite gentleman called Roy; I explained the situation and he apologised profusely and advised he had just spoken to Amy and would get her to contact me ASAP.
I thanked him and said if someone could just let me know either way so I would know if I should keep looking and that I had £300 to transfer as agreed with Amy the previous day ASAP and I was available all afternoon to arrange.

3 hours later nothing - left Amy another voicemail and text... nothing. Called back and spoke to Roy who advised he had spoken to Amy who had apparently called me earlier this afternoon and had a indepth discussion with me where the 2 of us were not able to come to an arrangement?! News to me..

Advised Roy I had no texts, no voicemail and certainly had not spoken to Amy so I was unsure what it was I had not been willing to agree on as all I needed was their bank details to transfer them the reservation fee!

"We know Amy who has worked for us for years, we have a note on our very expensive management system to prove she called you etc etc oh and the room has now gone"

I thanked him for attempting to help me and advised him to check Amy's phone records as he would see there had been no outgoing contact to me.

If this is how Capital Living treat a potential client then I dread to think how I would have been treated as a paying tennant.

Also point to note according to Amy a large majority of their properties have either staff or a company owners living there in the best rooms... So dont believe the hype.

Very dissapointed that 1 young inexperienced and economical with the truth to her colleagues sales girl can ruin an entire groups customer service. I advised Roy I would share my story and maybe save someone else a lot of wasted time being ignored and lied to.

I would have let this go but I took time unpaid from my contracting job for this so have lost out double here and I dont like being ignored or more importantly lied about.

I've had exactly the same experience Kirsty, I'm now going to the UK Landlord Accreditation Partnership to report the company and it's owner Richard White for manipulation and theft. What this results to is con artistry, but there is always something which we can do like get their accreditation removed.

The reality of renting in London and the high demand for Capital Living result in rooms not being available for long. Please do not allow this reality to reflect badly on Capital Living. Please also be aware that our lettings people are often on appointments that mean they can't answer the phone immediately and people are served on a first come first serve basis.

Hi Kirsty. A Capital Living tenant here. You had a very lucky escape. The most incompetent and rude people I have ever had the misfortune of meeting! Constant maintenance issues which never seem to be resolved and the tenants are made to feel like morons. Thanks for nothing Capital Living.

don't worry Kirsty - I and some friends lived in capital. Your experience is not unique - in fact, you were lucky. They are a lot worse once you get there - proper money grabbing cowboys - we had sewage coming through the floor - they left it for three months, to name one, but one of many issues. Including Amy - who like you say, is best described as incomptent, if I am being polite.

Our room reservation fee policy (non refundable) is clearly displayed on our website: http://www.capitalliving.co.uk/about-us It is also normal for any tenant to pay a deposit and a month in advance before taking occupancy. Why are then confused about this? We do also provide a free a welcome meal once you move in, this is clearly displayed on all our adverts and is meant to help you gel with your new housemates. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Complaints Procedure

The Capital Living complaints procedure has been structured to ensure that any concerns are dealt with as quickly and efficently as possible:


1. Raise it verbally with the member of staff you are in communication with.


Concern still not resolved?


2. Write to the Managing Director of Capital Living at the office address.


Your complaint will be acknowledged within three working days of receipt and an investigation undertaken.


A formal written outcome of the investigation will be sent to you within 15 working days.
