AVOID AT ALL COSTS! Once the paperwork is signed you really are on your own with this bunch of lettings cowboys. The terms of our contract were changed without notification switching the management of the property back to the Landlord - this may well be legal as they claim BUT it is seriously poor customer service. They were fully aware that our Landlord was negligent in his duties and did nothing to help, claiming that it was now out of their hands. We would never have agreed to the contract if we had been aware of what appalling service we would receive.
They continued to take full rent from us for a property which fell so short of basic rental standards that when I finally called in the Council the Landlord was immediately issued a list of improvements - eg. resolving the multiple patches of penetrating water. These improvements had to be carried out before the property could be re-let, the condition was that poor. We got the distinct feeling that as we were the cheap end of the rental market (£725 pcm) we should expect substandard housing. But No one should have to put up with water seeping through walls, inadequate and insufficient heating and windows which do not open to allow ventilation - HELL HOLE.
We found them to be desperate to absolve themselves of all responsibility whilst more than happy to collect their cash. From the Director (Tom) down the service was universally poor. We felt like a burden rather than Tenants with legitimate grievances. Do not take the risk!

What agent could do to change your mind?
Tenants should not be pushed into binding, no exit contracts. All repairs should be dealt with promptly and respectfully. Staff should be respectful. The employer should do outmost to minimise staff turnover and for tenants to have a single staff member point of call. Tenants should be allowed to put decorations on the wall.
