Belvoir Nottingham are appauling.
I negotiated a 2 year fixed term contract with them in Feb 2007. I spent most of the 2 years chasing for repairs. They never performed any of the annual visits, although they did send the guy to do the gas certification. However after a fault with the cooker, it took 4 weeks for the m to get an engineer to attend as had to be a manufacturer repair. The engineer arrived and was shocked that at least 2 gas checkes had been done yet the cooker was not secured to the wall and the gas connection was away off under the cupboards. These 2 are legal requirements for gas safety, apparently.
They tried to demand a rent increase after 18months. They obviously hadn't read THEIR contract or understood the legal implications. After 4 weeks of arguement, the rescinded as they had "mis-understood" their contract terms!!
My 2year fixed term contract ended on 12th Feb 2009. IMMEDIATELY they dropped the rent increase on me of another

We re-issued a formal notice in the correct manner in order to give you time to respond. At all times we informed you of how to act if you disagreed with the increase. Whilst you said you were going to Tribunal you did not and we spent time attempting to trace an application that did not exist because you wrote to us saying you had done so. Witholding rent is never advised and we explained the consequences of not following the correct appeals procedure.
In any case you decided not to pursue any kind of complaint against us and you left the property on time. The subsequent correspondence with regard to the deposit was amicable and you agreed to all deductions. Hence your post here would appear to be premature to our resolution of the issues raised to your complete satisfaction as evidence by your email subsequent to leaving. We hope that you spend the time to add a footnote to this post confirming this.
