BE AWARE...they will get you for every penny of your deposit at the end. I was a tenant through AC last year and being a landlord myself I was impressed at first with how rigourous and professional they appeared to be. However once in the property for about 9 months that changed. The first sign was when they came out in one of their quartery inspections and I received a letter telling me to remove weeds from the patio area, not a call or email to give me a chance to explain that I had weed killer all ready bought but that it had been raining for weeks with no opportunity to apply it. On deciding to leave I received a letter with instructions on how to leave the flat I.e list of things to clean, leave presentable etc. My partner received the same letter from his landlord so pretty standard...except in the execution. I left the flat in what most normal people would feel immaculate condition having spent days clearing and cleaning. I had had mold in my children's room and my own throughout the time I was there and had not complained which I regret. I had faulty wardrobes where shelves fell down but again didn't want to cause hassle. I was not supplied with a hedge cutter so bought my own to ensure the property was well kept. I take pride in my home and garden even when I am looking after it for someone else and i didn't want to bother the landlord as I know how it feels to be on the other side. I really regret not complaining about every single little thing.

When my inspection took place at the end I was not there (I had asked to attend and nobody got back to me to allow me to plan time off work) I was expecting to get my full deposit returned to me as had been the case when leaving 3 other rented properties in the past. I was shocked to find I was being fined for a receipt left in a clean bin, leaves on the grass (it was a rainy November weekend!), finger prints on a light switch, a spider web inside a light shade on the ceiling, shelves not in place in the (faulty) wardrobe...the ridiculous list goes on. Luckily the owner of the flat was very sensible and told AC that they were over the top and thanks to him I was given around £300 of my £550 deposit back to me. It was very nearly nothing!!! The way I was treated at the end was appalling. They do not take into account general wear and tear that comes with living somewhere for 2 years without being allowed to decorate. They expect it back in show home condition which is frankly unrealistic and very unfair.

If you are reading this as a prospective tenant then my advice Don't! But if you decide to rent from this company complain about everything throughout your tenancy or they will hold you responsible at the end. Make sure you take photos of all areas as evidence when you leave insist in being present at the final inspection. If you can avoid renting through them then do!!! Oh my partner left his flat in clean and presentable condition but nowhere near the clean condition that I did and he got his full deposit back...no questions asked!

We are sorry to learn of your dissatisfaction. All inventories and subsequent lease end rechecks are carried out by wholly independent inventory companies who are AICC or APIP accredited. Aberdein Considine have no input into the creation of these reports and act solely on the information received from them. Furthermore in accordance with the Tenancy Deposit Scheme (TDS) regulations all tenants are entitled to challenge any deposit proposal made by the landlord or their agent to the TDS provider. Ultimately if agreement cannot be reached the case is passed to the TDS providers Alternative Dispute Resolution (ADR) team who make a final and binding decision regarding the distribution of the deposit, based solely on the evidence provided by both landlord and tenant.
