The biggest mistake we made when moving to London at short notice was choosing a property to rent from Century 21 Ilford, Gants Hill. I had no idea how crooked they were & now I know I warn all my friends & family to stay away. To begin with we had to find a place at very short notice that was ready to move in so did not have much time to look around. The agent knew this & took advantage. He got us into a fake bidding war to increase the rent. I know better now but was desperate & naive at the time. He also lied to us about on site parking but was done so sneakily there was no trace we could not complain & by the time we found out it was too late. Had I known the truth we would never have taken it. Their fees are extortionate & they even make you a hefty fee for the inventory and check out. There are many, many more reasons too long to go into. It was extremely stressful Trying to get the management company to do anything. It boils down to this - stay away! *

Please take note, as an agent we have no preference in taking advantage of tenants in desperate situations. All viewings are block viewings as all offers are placed to owners. In instances of applicants wanting to rush a move in, we only try our level best to achieve the expectation of the client whilst maintaining our company wide procedures. We operate a separate lettings, referencing, paralegal and finance department. All move ins cannot be completed within 7days from point of applicants handing over full documentation meaning the earliest you can move in is 10 days. There are no ‘rush’ move ins within the company to avoid any ambiguity an applicant may have around the property they move into. As a company on certain packages tenants do pay for check outs and landlords pay for check ins, a policy adopted by all major UK reputable estate agents.
Please note, if you had paid for a check out report you are within a managed property. You hold no evidence for fake bidding wars and most importantly, all agency fees and terms of business are disclosed to applicants prior to them placing any monetary deposits meaning, should at any point an applicant not be satisfied with the agency terms or fees they have the option not to proceed further.
I feel from reading your response, you had agreed all of our terms subject to your own personal circumstances and later felt your experience had been too costly. As a business, our costs are determined by our operating overheads and as a consumer you have little if no factual evidence to calculate our operating costs.
