In general terms, check out inventories are always carried out shortly after the last date of your tenancy. After that, the check out report is sent to Safe Deposit Scotland (SDS) and we will propose the deductions necessary, if any to SDS. They will then contact you with our comments and ask you to agree or to disagree. If you disagree, for example, with the cleaning charge, your case will go for independent review.
During the review process, our check out report, comments and photos will be considered, as will your comments and photos to support your disagreement with our proposal
This independent review means that we are not able to claim for any deposit funds that are not deemed appropriate, based on the evidence supplied by both parties.
