I asked several times exactly what costs/fees I had to pay before trying to progress and they said £200 or a similar price check-in fees and £99 checkout for cleaning and what not... So I agreed, prepared everything to move in, handed my notice to my private landlord, and went to sign the tenancy just to find out that actually I had to pay £11/m extra for insurance or they won't give me the keys. During the checkout also they sent me a pack which asked for "professional" cleaning and warned they would charge my deposit if I didn't do this. The cheapest cleaners that they agreed with cost me £150. Then they said if anything is not exactly as it was when I rented first they would charge me £25+VAT per hour to fix these issues - for example if a light bulb is not working then I'd have to pay them £25+VAT for god knows how many hours. I have always been wary of agencies and this was the only time I used one. They are a complete rip off for the tenants. I don't know about other agencies but be aware when Leaders tell you no more costs, they mean at least another £300 if not more...

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
