Extortionate fees, dishonesty (?) and a dash of incompetence make Belvoir below par even for UK estate agents unfortunately.
The low point was being (over) charged most of our deposit for work that was never even carried out. A close second was an unclear and stressful contract signing process that was of course expensive.

Comment on agent fees
Obviously massive profit margin built in (hundreds of pounds for a few hours easy work when they receive part of the rent anyway). Every opportunity to charge an additional fee is taken (including a surprise fee upon contract signing).
