I recently rented a property through Rawlinson Gold and the initial work * was very good. The viewing was useful and informative. Unfortunately that's where the good service ended. I was surprised on moving day that the Agent contacted me to pick up the keys from there office and that were was no formal Tenancy check in procedure, no explanations of important aspects of the property such as how the boilers features worked or discussion about the Inventory. We collected the keys and arrived at the property and could clearly see that the property had not been prepared. We did not have the keys for some of the doors and any of the windows, there was an exposed electric wire in one of the rooms, the cupboards that we had requested be repaired during our viewing 2 months earlier had not been repaired despite promises to do so. It was also very clear that the furniture had not been inspected, there was a tear in the sofa, one of the mattresses was filthy with what looked like urine/sweat stains, one of the chairs had a large tear in it, there were pen marks on the chairs, the dining table is unstable (the top tending to slope when weight is placed on it) and kids writing on the walls. Having flagged these problems it took over 2 weeks to get the keys, a inspection of the problems raised was eventually done by a handyman 3 weeks later and to date many of the issues raised remain unresolved as he was unable to fix. I was hoping that having raised the concerns they would be resolved quickly but .the problems have generally not been taken as seriously as I would have expected with one comment from S**** suggesting that the writing on the wall on the kitchen wall was needed by the Landlord and needed to stay there as it was do to with there family history! (surely a photo of the wall would be sufficient for this if the Landlord wanted to keep a record of the kids heights! No Need to right on a wall!
Really disappointing, and all very avoidable, I would have expected a more proactive and common sense approach from the Agent and Landlord to resolve these problems! I don't think the Landlord has not been advised properly by the Agent.
Comment on agent fees
I paid a ‚£300 admin fee at the start for referencing purposes, which seemed a bit high.
