To say that I am infuriated by Haarts complete incompetence would be a massive understatement. The Thornton Heath branch seem to follow the other branches in the way they do business, which is perhaps why the company has such poor reviews. Here is our story should anyone care:
We are first time buyers and have been going through the exhausting process of trying to find our first home in London. Haarts lack of communication has lead to us missing out on a house we both fell in love with. We had initially missed out on the property by being outbid (fare enough). Some months later to our surprise the property came back on the market for whatever reason. Not wanting to miss the opportunity we rang them and offered a very strong sum of money for the property before the planned open house. We were told that if we offered the asking price then there was the possibility that the vendor would accept and and cancel the open house. We felt that as this was merely supposition on the part of the agent that, if we offered the asking price our offer would actually just be considered as a guaranteed minimum and they would still offer the property to others. We asked them to keep in contact with us and let us know what was happening as we were still interested and could offer more, but once the open house had concluded. They said they would keep in contact as you would expect as we had shown considerable interest. That was perhaps our mistake as they had not once ACTUALLY called us back when they said they would.
After the open house on Saturday we had still heard nothing so I phoned them on Monday to put our offer in. They asked how much, so we repeated our first offer. They said they had offers above this so it would not be accepted, so we increased our offer. They were very cagey and just asked what is the most you would pay for the property. Although we found it very odd we told them the truth, which was in-fact the original asking price. The lady on the phone said she would input our offer and someone would get back to us that day. Surprise, surprise; they did not.
Chasing them up the following morning I was told i would get a call back that day (again). Miracles do happen and they phoned me back within the hour (that was the only successful part of the experience). The lady on the said that unfortunately the property had sold. I simply asked how this could have happened without them getting back to us to see if we were still interested or negotiating. She simply well if you were prepared to pay asking price now why didn't you offer it in the first place. I said I was prepared to pay the asking price but I wanted to pay less than that if I could. Essentially If I could get the property for the very fair price that we offered, then we would obviously want to save that £10,000. She then proceeded to talk over me and rant that if I wanted the house I should have offered as much money as I could in the first place. I told her that is not how anyone purchases anything and that £10K is a lot of money. We were not trying to get it for a song, but the going rate for the street. I asked her why they had not got back to us if they knew we were interested and she just kept saying we should have offered more initially. If the property was sold on the Saturday, why was it not on the system on Monday, and why was my offer input? The way she addressed me was not professional. I wouldn't accept someone talking to me like that about my purchase of a bottle of water let alone, one of the most expensive things I will ever buy costing hundreds of thousands of pounds. These are not just investments of peoples life savings, they are homes and that seems to be completely overlooked by the agents at Haart that I have dealt with. I would expect, that competent sales people would have a list of leads and try to get the best price for the vendor, on this occasion I believe that they lost out on money for the vendor and neither served them or us effectively or appropriately. I will never use Haart to either buy, rent, sell or lease a property and everyone I have spoken to about them has said that they have heard similar things.
What agent could do to change your mind?
Couldn't say but if they charge the vendor anything for their performance i think they've been ripped off.
