Do not touch this Agency in any format. Unprofessional, untrained, incompetent and discourteous.
Issues I had when dealing with them while they managed my property while I was abroad:
1) Failed to obtain a Gas certificate (legal requirement)
2) Failed to notice damage to property rear door and window structure during entire letting period of 3 years (even though the property was apparently inspected regularly)
3) Never checked any of the work done by their appointed contractors for tenants exit works, however did invoice for jobs that were not undertaken while failing to notice other obvious damage that needed rectification
4) Failed to pay or notify me of outstanding council tax due during void period resulting in a liability order and costs.
5) Failed to respond to requests for documentation for 3 months or more, ignoring email after email, to hide their incompetence at not having actually obtained it in the first instance.
The list goes on but suffice to say the amateur and incompetent service provided is a reflection of the inexperienced management and poorly trained staff.
Agencies like this are the reason the residential industry should be regulated.

This sounds very similar to our experience even down to two photos of individual hairs which lead to us paying for a full kitchen cupboard clean!! We also had administration errors where they were sending personal details to an incorrect email and we did not even get an apology. And we also did not get a copy of our contract when we resigned so the above comment is redundant I think your review makes perfect sense. ...

We had a similar experience at the end of our tenancy. We lost all our deposit after taking great care of our rented house, we may as well have trashed the place, we'd be no worse off.
Extortionate cleaning charges despite us spending hours cleaning and charges for general wear and tear, as in scuffs to the mailbox and plug sockets, on a very old house.
We were also charged for marks caused by their own workmen.
They have to be the most pedantic and unfair agency I've encountered in 14 year ...

Any deductions made from a deposit would have been instructed by your landlord and supported by an inventory which you will have checked and signed prior to the commencement of the tenancy.
We do not conduct a "move in" with a landlord as no inventory would be required at that point. As such his statement is clearly false. We do not have control over any decision made by a landlord although we would never encourage them to enter a property prior to the tenancy end date. ...
