Thank you for your review Jessame Bantock. I have checked back to see what maintenance you reported to us and what was done at your property. On 6/12/12 you reported that your boiler was cutting out. We arranged for an engineer to visit and fix this problem the next day. On 11/12/12 you reported that your drain was partially blocked. We arranged for the run to be cleared on 17/12/12 as a precaution. On 24/12/12 Christmas Eve you reported that your oven was not working. On 27/12/12 we changed the element. On 2/10/13 you reported that your washing machine wasn't working. I personally visited and unblocked the drain pump the same day. On 5/12/13 you reported a leak from your bath. I personally visited the same day and fixed the waste trap. On 14/8/15 your kitchen was flooded due to flash flooding. The drain could not keep up with the rainfall. We are sorry that you had to make a claim on your contents insurance for your own belongings. On 28/1/16 you reported that your WC would not flush. Our plumber visited on the same day and fixed the Syphon. You had my direct email to report all maintenance and I always replied promptly to ensure you were made aware of when we would visit or send contractors.
We always compile an Inventory prior to a Tenant moving into a property. I note that you did not advise us that you were unhappy with the condition of the property. The Inventory clearly states that all the rooms apart from the hallway were newly painted. We always invite Tenants to renew the fixed term of their Tenancy when it expires to ensure they have peace of mind of their tenure. We charge £36.00 to do this. You did not wish to do so as was your right. There are a number of deposit deduction proposals we have advised you about. Cleaning is one of them. You have advised us that you will dispute these proposals and we will await the decision from the deposit protection company. It should be noted that we are the landlord's agent. Decisions to propose deductions are therefore the landlords. As agents we undertake their instruction.
