We always compile an Inventory prior to a Tenant moving into a property. I note that you did not advise us that you were unhappy with the condition of the property. The Inventory clearly states that all the rooms apart from the hallway were newly painted. We always invite Tenants to renew the fixed term of their Tenancy when it expires to ensure they have peace of mind of their tenure. We charge £36.00 to do this. You did not wish to do so as was your right. There are a number of deposit deduction proposals we have advised you about. Cleaning is one of them. You have advised us that you will dispute these proposals and we will await the decision from the deposit protection company. It should be noted that we are the landlord's agent. Decisions to propose deductions are therefore the landlords. As agents we undertake their instruction.
