I would never use Greenleaf Property Services again! My tenancy with them was plagued with problems (and mice). Twice they tried to increase my rent in direct contravention of my tenancy agreement. Then they wanted £150 in order for me to move to a statutory periodic tenancy (hello, do you actually understand what statutory periodic tenancy means?). They then tried to evict me because I would not agree to the (illegal) rent increase. They never responded to my complaint against this eviction attempt, and when I attempted to make a formal complaint to The Property Ombudsman, they quickly became unregistered from the scheme, and were not actually registered with any Redress Scheme (this by itself is liable to a fine of up to £5000). They appeared to be of the belief that mice could fly up to the fourth floor of a building, and when asked to deal with the problem, they blamed it on personal items on my floor, and even gave me a printed sheet of how to stop mice infestations which were all actions they as Letting Agents were required to perform! More recently, they attempted to evict me using a Section 21 notice (which was not valid, but by this time I had had enough). Although they are not required to give a reason for a s.21 eviction, they stated the landlord wished to sell my flat (top flat in a 4 flat property, and the landlord owns the whole property). Lo and behold, seven days after I moved out, the flat is advertised on Rightmove for new tenancy, at an extortionate £150 increase on my rent! And that's not even the end of it. They would not allow my deposit to be returned because they claim they had to make repairs to the value of £695, which they could not provide evidence nor justification for. Thankfully I managed to retain it through the DPS Alternative Dispute Resolution process. Even their auditors say the business should not be run as a going concern. Steer well clear.
