Totally unethical and unprofessional. After only renting less than a month I was told the landlord wanted to sell. I had a constant stream of traffic for about 6 months afterwards and the landlord never did sell during my tenacy.
I had initially said I would renew my lease but the rent had increased to over 11% which was robbery considering many apartments in my block were below this amount. The apartment one floor below me was on the market less than that! I decided I did not really like the fact that Chase Evans was more interested in squeezing every cent they could get vs having a good tenent so I decided to move.
The real issue was at check out. To me, it feels like a money making racket. The check out clerk was crawling the walls looking at every mark etc. This lasted an hour. The check in was barely 20 minutes. I used their recommended cleaner who had to come back to the flat to clean up various things identified by the clerk. Thankfully, I used their cleaner because in the end they tried to charge me for items that they didn't clean properly which they did go back and clean.
I never received the check out inventory report so I was not aware of the items for dilapidation. It took me 3 weeks to get a reply from Chase Evans to my emails asking for an update on the return of my deposit. I have never ever had my deposit withheld for longer than a week. The kicker was the non-existent reply. Malvina and Anneka only reply to emails when it suits them. So looking through online reviews, I noticed this appears to be the general issue with this estate agent. It was surprising to read so many reviews that mirror my experience.
I found out they are governed by the Code of Conduct of the Property Ombudsman for Letting Agents. I found the clause where they were in breach off such as fair communication so I quoted this and funny enough, within a half hour I received a reply but not from Anneka or Malvina so one can only assume this was forwarded from them to someone who can actually handle the simplicities of answering an email. I finally got a response but now the issue was they tried to allocated reasonable wear and tear as deductions which was so unethical. I raised a dispute with the mydeposits. Happy to say I am so glad I did. From nearly £450 they tried to deduct, they got £130 which included my check out fee. My advice is to know your rights and challenge them on every aspect of your deductions. Chase Evans will charge you for everything; lease renewal fee, check out fee, normal wear and tear, etc. I would never recommend this agent to anyone. Stay far away!
