The property was placed on the market in September,2015 and the sale was eventually completed on 5th.February,2016. Generally, the service from Ellisons was good in terms of advertising the property on the internet.Regular viewings took place with potential buyers. However, the original suggested sale price of the property was far too high and in my opinion unrealistic. This seemed to be a ploy to influence me to sign up with Ellisons rather than the other agents I had considered in the area. To this end, prior to the first batch of viewings, the agent was already suggesting a reduction in asking price of 4%, stating that there was a property in the same road being sold by another agent for much less. I found this somewhat disturbing as my property was larger, and considering the neighbouring property had been on the market for some time, why had this not been considered when the asking price for my property was determined.Eventually, the asking price dropped 12% from the original price. Though, I accept that this is always possible when selling property, I do feel that the initial positive overtures by the agent were unrealistic, and felt more like a luring tactic to attract the business.
Comment on agent fees
The Agent's fee was competitive compared to other estate agents that I considered.
