Like the previous reviewer, I have rented several flats from several agencies and Homeguard are by far the worst I have come across. The thermostats on our heaters needed replaced almost from the moment we moved in, we phoned and emailed for months right up until we moved out, it was finally dealt with 10 months later with days after we left the property! (decided to leave a month early due to a variety of things not being dealt with or addressed - we were a month without an oven when we moved in, a leaky washing machine took weeks to be addressed and drenched the kitchen carpet at the door - carpet which was later photographed and sent to us as 'evidence' of some of the cleaning they needed to do!!!).
We were hit with a cleaning bill despite spending two days cleaning the property from top to bottom - including stained ancient carpets which we had cleaned twice during our time there, and a bath which we had to scrub when we moved in before we could use it. Both bath and carpets were left in a far better condition than they were found and yet both were mentioned on the cleaning bill! Other items highlighted were a single crumb photographed on a worktop and a close up of a black pin sized dot on the carpet.
Also, as we were still leasing the property for the month after we moved out, I was popping back to pick up mail and found someone had plugged in an electric heater in the living room - to this day I have no idea whose it was or where it came from, and despite several calls and emails no answers were ever forthcoming. I assume workmen fixing the heating we so long complained about were using it as they worked - whilst I was still paying the electric bill!
Although the cleaning bill was just under £40 we have raised a dispute with the Safe Deposits agency, both out of principal due to all the issues we encountered that were badly dealt with or just not dealt with, and also the fact we left the property as we found it, if not better and were still hit with a cleaning bill. We have been at our new property 3 months and the agency we currently deal with are a breath of fresh air compared to Homeguard. If you do rent a property with them, don't waste time and money cleaning the place when you leave - you'll be sent a bill anyway.
