Bairstow eves organised a couple of open days (at the owner's request apparently) but I found the experience very frustrating. There was no assigned time slot - just >20 people viewing the same property at the same time (for about 20 minutes). It was so crowded that everyone was in everyone's way. The agents didn't have answers to the questions (e.g. simple things like when the tenancy ends, council tax band, whether there's gas central heating). Also, they seem to be giving out floorplans to some people but not all, and they didn't have the right information on the square footage of the property.
When organising something like an open house, I would expect all agents to do their homework and have all answers to common questions to hand. Yes they were very popular properties and I do not have doubts that they will sell well, but for me, as a prospective buyer, I just wasn't impressed by Bairstow eves and I would definitely steer away from open house - unless there is a long enough window and assigned time slot so you have your own space and time to view the flat for at least 15 minutes and ask your own questions, and if you like, viewers will still get the pressure other people are interested too as you see them coming and going.
I would advise any prospective vendors to steer away from group open house events (there were so many people and you don't have time to uncover any potential defects of the property - of course estate agents and vendors like it). I was going to put in an offer before the viewing but I no longer will be because I didn't have time to see the flat properly and the agent said there would only be one viewing (the open house) and they didn't have all the answers to my questions but expect any offers to come in within 48 hours. This gives me the feeling that the vendor was hiding something. It was a bad experience for me as a viewer and I would expect wise and professional estate agents to advise against group open house. I know that Bairstow eves organise many group open houses so it must be something that they recommend to vendors as not many other agents do the same.
If I'm selling I probably wouldn't use them either given how little they knew about the property they were showing.
