First impressions always count and my first impression was extremely positive; James Evans phoned me prior to visiting to value the property, in order to better understand my circumstances and also understand the property better so he could come better prepared with comparable's to other similar properties, and therefore be able to provide a more accurate valuation.
I met with three agents and James gave me the most confidence in being able to sell my property - I felt this because Country Properties appeared to have the most experience of selling similar properties in the area, but also because James came across the most knowledgeable and confident, and was not afraid of being realistic with the asking price in order to sell the property, rather than offering a slightly higher valuation in order to secure a client.
While the valuation was realistic, it was still a range spanning £10k from the worst case scenario to the most we could potentially get, but the exact asking price was very much left to myself to decide, he was there to advise and not to make decisions on my behalf, which is exactly what I wanted.
The property received a healthy number of viewings, it certainly felt that the property was being marketed well, and we achieved an asking price offer within 10 days. At this point James also advised on a non-monetary benefit to myself that should be asked for with the buyer in order to secure a sale - I think with James, he knows himself to be a good sales person, and will always strive for that little bit more in order to demonstrate this!
The property sale did take time, because of complications upwards in the chain, but I felt that the relationship with my buyer was effectively managed in order to retain them and ensure the sale through to completion.
My only real criticism, is that I wasn't certain who I was dealing with on a day-to-day basis; I felt comfortable in phoning James, and he did speak to me when we received the offer, and at more important stages in the process; but on a day to day basis regarding viewings and progress, I would receive calls from numerous individuals in their office, rather than having one point of contact. That said all of the team who I did have dealings with appeared to be knowledgeable regarding my property.
So overall we achieved an asking price offer that I decided upon, with a good buyer within 10 days of marketing the property, that was seen through to completion; and it's difficult to ask for more that!
