My experience was poor and incorrect communication, incompetence and loss of time and money, using Streetahead, Crystal Palace as my Letting Agents.

The communication was always an issue, as I felt that I was chasing them for information they should have provided automatically. Spanish tenants were found (no/poor English language) quite quickly with a company that Streetsahead said they had an ongoing relationship with, and I was lead to believe I was renting to that company. Due to the poor communication I chose not to go for Management, however the finders fee included the reference check, contracts etc. After chasing I was provided with what seemed like positive reference check information, and rental agreements were signed. Streetahead took the first couple of months money as their fees.

When the rent had not been paid, I contacted Streetsahead. I asked for the information the tenants were given, but instead of them having something on file, they obviously went away and typed up the details.... incorrectly. When I contacted the company I believed I was renting to, I was told that they were just the interpreters, and I was not actually renting through them. The tenants were self employed contractors and had gone back to Spain and may/may not be coming back. The tenants furniture was still in the flat, so eventually I had no choice but to serve an abandonment notice and eventually dispose of the tenants belongings.

As I had paid for Landlords insurance, I thought I was covered, however it also turned out that Streetsahead did not check and hold the correct Identification when doing the reference check. Due to this the references were void, so I lost out there as well. Streetsahead did eventually pay back most of their fee... but I lost a lot of money. My advise... for all but especially international tenants... check and double check the references and make sure any conditions or small print have been met.
What agent could do to change your mind?
Better communication and competence. There was misguiding information and they did not do the reference checks correctly. This should be something that they do on a regular basis and so should do efficiently.
