I used Auction House to sell my flat. I went with the auction because the likelihood was I would be selling to a cash buyer and I wanted to get the sale sorted fairly quickly. Their valuation was very similar to the estate agents who had viewed the flat. I've never sold a property before either through an estate agent or auction, but I found the all the staff I dealt with very helpful, informative, friendly and professional. In the end I got much more than I was expecting, well above the guide price. At time of writing this the sale is going through the Solicitor to cross all the T's and such. Up until now it has all gone so smoothly that I cannot fault anything about the service that has been provided. So if using a auction seems like the best solution to your needs, without hopefully sounding too gushy, I would recommend speaking to this team because they did a great job for me.
Comment on agent fees
I went for the no sale, not fee option, partly because I wasn't confident about the sale. Compared to an estate agents they seem a bit more expensive, but I did want a quick sale to a cash buyer, because mortgages are hard to get for my type of property. So all in all this option worked for me, the auction seems the best option and risk free with nothing to pay up front..

Hello Richard,
We are really disappointed to hear that you were not satisfied with the result on auction day. Unfortunately valuing a property, especially when we are aiming to sell things in just 4 weeks is not an exact science and sometimes we get it wrong. Thank you for your feedback.
The sales particulars, photographs and videos we provided were accurate during the pre-auction marketing. If a tenant chooses to vacate a property between exchange and completion there is very little we can do. This is certainly one of the risks when buying a tenanted investment but thankfully it is very rare.
