This is for mainly first years as I'm sure second years have already heard about the bad treatment from let's live here from other second years.
First of all I came into my property in September hoping to move in, I had travelled 3 hours with a car full of stuff. I had spoke to someone from let's live here called Adam who said to me that all my gas electric and water bills would be sorted out already by he landlord and that all we would have to do is ring the number that the landlord would leave for us to sign our selves up to say basically we lived here and wanted to start paying for bills. But unfortunately, after having verbal abuse from a manager we were told that I wouldn't be able to move in that day and would have to organise my own gas, electric and water supply. As you can imagine after a long car journey and a lot of petrol used I was very annoyed.

Anyway, we sorted it out moved in and found that there were cracked tiles sharp enough to hurt yourself on. Cracked bath, marks on the carpets, broken freezer door, broken oven, smell of damp, the TV wouldn't work, the washing machine wouldn't work or dryer, the mattress was filthy. These problems weren't sorted immediately, we had to call the company numerous amount of times just to get some fixed. We are still 3 months down the line and don't have a working washing machine/dryer and only just got our TV fixed. We still have marks on the carpers but bought our own rug to cover them. The smell of damp is worse, and we are told that they can't do anything for it, even though we are getting ill with the smell. Furthermore, we have now had a rat infestation, that they said they would sort out. Yet I ended up booking the appointment for environmental health to come in and sort out. The place is disgusting and isn't suitable for anyone to live in.

You will be reeled in by this company by the way they seem so upbeat with all their properties (we were) even though most of them are gross. I also have friends that are in a totally different area and are having the same problems with the company, this shows it not a one off. The lack of communication between the landlords and let's live here is shocking. I'm surprised they know which house they are talking about.

They also believe that because you are a student that it doesn't matter that you can live in a tip and somewhere that is infested with rats because 'it's just student accommodation' which is exactly what my landlord has said to me.

Please, don't use this company. You'll regret it just like we do.
What agent could do to change your mind?
Everything, basically just stop lying to students who are vunerable in their first years and believe anything you say. Start reacting to problems in huge properties faster. When someone has a rat infestation sort it out!!!! Also speak to your landlords. Know which landlord goes with which company and I would suggest that you at least meet with them a couple of times a year to sort out the problems wig flats. If the landlord isn't reacting to what your asking them to do, say that the tenant will have money knocked off or moved into another flat that you have available especially when there are ongoing problems.

Totally agree DO NOT USE Letslivehere they are a set of cowboys who are making money for themselves proberly for Xmas.

Complaints Procedure

Customer Complaints Handling Procedure

As a firm licensed by safeagent, Bricks & Mortar aim to provide the highest standards of service to all landlords and tenants, but to ensure your interests are safeguarded, we offer the following:

Stage 1

If you believe you have a grievance, please write in the first instance to [email protected] stating the reasons for your complaint at the following address:

140 New Bridge Street, Newcastle upon Tyne, NE1 2SZ

The grievance will be acknowledged within 3 working days and then investigated thoroughly in accordance with established “in-house” procedures.

A formal written outcome of the complaint will be sent to you within 21 days.

If the nature of your complaint is such that we need further time to consider it, we will contact you and let you know the reason for the delay.

Stage 2

If you are not satisfied with the outcome of your complaint at Stage 1 you can refer the matter to Jill Gale who will review the complaint and the response sent at Stage 1.

You should outline the reasons you are not satisfied with the response to your complaint.

Following the conclusion of our in house review we will write to you with a formal written statement.

Stage 3

If you are dissatisfied with the conclusion of the in house review of the complaint you can refer the matter to The Property Ombudsman, Mitford House, 43-55 Milford Street, Salisbury, Wiltshire, SP1 2BP
