Yesterday (19/11/15)was completion day for the sale of a house belonging to a very close relative for whom I hold power of attorney because he is very poorly and is in a nursing home. Before making any decision over which estate agent to use, I met with four Worthing estate agents and discussed all aspects of the property and its proposed sale, particularly the difficulties that might arise because I live an 80-minute drive away from Worthing.
All 4 valuations came out at more or less the same, 3 of the fees quoted were about the same and one considerably less. In the event, I chose Bacon & Co - their valuation was spot on, the agents fees more or less the same (Bacon & Co were not the cheapest) but the real reasons for choosing them was their manager Scott Taylor who -
(a)knew his market inside out and backwards. Amongst other things he said that as the house was a period property it would have appeal to people who were being priced out of similar ones in their own Brighton home area. I was a bit cynical about this but amazingly the property was bought, yes, by people from Brighton!
(b) had at his disposal a range of services that I didn't think the other agents had e.g. he had an interior designer to give advice on how to present the property in the best possible light, bearing in mind that the interior was fairly dated. I discussed with him the problems that might arise with me living some distance away but Scott seemed to have an answer for every potential problem that I could think of and I honestly didn't think that he would be able to come up with all the goods but I got that one wrong!
(c) showed great enthusiasm for his job which shone through as totally genuine, which considering he's been in the trade for some 20-odd years is quite remarkable!
(d) showed great concern for the situation that I found myself in - i.e. having to cope mentally with a then hospitalised terminally ill close relative and at the same time deal with all the practical stuff that comes with acting as his attorney. Scott's concern never faltered throughout the 4/5 months that I had contact with him.
In the event Bacon & Co arranged an Open Day, dealt with all the offers and, when there were a couple of blips over repair work that needed to be carried out as a result of the survey, they arranged for quotes etc. and Scott Taylor remained upbeat and kept me upbeat throughout which must have taken some doing. As I said, the sale was completed yesterday and Bacon & Co's final task was to read the meters for me and phone the readings through to the various utility companies.
I've always been a bit cynical about estate agents but Bacon & Co could not have done any better; also Scott Taylor made me laugh a lot which bearing in mind all that was going on in my life was much appreciated.
You've asked me which internet portal was used to advertise the property and I honestly can't remember. Sorry about that.
Comment on agent fees
Bacon and Co's fees were 1% plus VAT which I was very pleased with considering the amount of work that they put in for me.

I just do what I do, so it's so rewarding to know that people are happy with the way we all work here. On this sale, I must also take my hats of to you both for dealing with the process so well, given all that you were going through emotionally. Great team work all round.
It genuinely has been a pleasure to deal with you both and I most certainly will miss our email exchanges!!!
