¢â‚¬Å“Don¢â‚¬â„¢t do as I did, do as I tell you¢â‚¬Â. Their Terms and Conditions (T & C) document is for Sole Selling Rights, so BE WARNED. From bitter experience, here is my advice to Prospect-ive vendors:
(1) Insist on not signing the contract document (called T & C) until you have read and understood it.
(2) If you sign and submit their T&C, Prospect will start marketing immediately, whether you want to or not;
(3) If you sign and submit, you will be tied to contract lasting at least 24 weeks;
(4) If you sell by ANY means to a buyer that Prospect had found for you during the contract period, you would have to pay Prospect¢â‚¬â„¢s 2% or 3% (+VAT) fees, even if you sold in the 6 or 24 months after the end of the contract;
(4) Even though there is a 14-day cancellation period (only if you signed with a Prospect agent away from their offices), and even if they promised to send you a copy of the T & C, you might not be sent a copy until more than 2 weeks later. TAKE CARE!
What agent could do to change your mind?
The single-agency rate is 2% +VAT and multiagency rate is 3% +VAT, so if you must use Prospect, SELLER BEWARE!
