Agent took my details and agreed to market it.
After finding no for sale /to let sign in my shop window after two weeks I requested a reason .
The manager told me the current tenant renting my shop was waiting to move premises for which he had helped her find.
He told me I don't want to upset her,it's a bit delicate.
I believe he had a clear conflict of interest The tenant was obliged to allow the agent to place a sign on the premises but chose not to " upset the tenant"...who was his client also and promptly secured her shop premises in the same shopping parade.

Disingenuous misstatements do not accord with the actual situation where we found our selves in conflict with our own client and withdrew, although we note you did then sell the property to a buyer we had informed but we elected not to claim for commission.
