I rented 18 Lady Jane Walk from Northwood from February 2014 to June 2015. This property was rented for £525 per month, before it increased to £540 per month from April 2015. I did not have a good experience with both the check in, and check out processes from Northwood.
Overall the decoration in the property was tired, and there were numerous marks and assorted damage. Check in involved playing "hunt the photograph" for 40 photos of the worst parts of this damage, and signing my initials on every one. The process took over an hour.
Having moved into the property, a number of issues were found. The worst being the £398 of debt left on the electricity meter from the previous Tennant! Northwood had missed this, and I could have easily ended up paying this during my tenancy, if I hadn't used one before! As the flat is only electric heating, this adds up over the year, costing £1/day to run everything with no heating running. You run the heating and it easily triples (or more if you're careless). There is no gas to this property. I never received any form of apology from Northwood, for the amount they missed on the meter.
Aside from this, a heater in the main bedroom needed replacing. Live wires were exposed on the boiler, due to a dislodged protection cover. There were a few other issues that needed sorting too.
When I reached the checkout process, this was handled in a similarly unprofessional manner. With Northwood initially demanding £796 as deductions from my £787 of deposit!
A strongly worded email, reduced this to £515. Some of the items they had claimed were so blatantly "betterment" that they had no alternative but to reduce the amount. Claiming "betterment" is against the law, as the landlord cannot claim new for old, when deducting damage from a deposit. I would have expected Northwood's agents to be familiar with this!
I still disputed the reduced amount, as it was still excessive for the actual damage caused by myself. An email chain with Gosia Prazeniak proved a waste of time. My points were ignored, and I was fobbed off. As a result I took Northwood to the TDS (Tenancy Deposit Scheme), for which I was enrolled by Northwood (by law). As a result of this adjudication, the amount charged to my deposit was reduced to £320.
I will note that £120 of this £320 was a "Dilapidation Fee". This was charged by Northwood for the administration due to any damage caused. In the contract they can changed this arbitrarily - which they had done! When I first agreed to the contract, this would have been £75.
While I had caused damage to the property, specifically while cleaning an already damaged kitchen top (this needed replacing). Northwoods handling of my deposit was completely unprofessional. I should not have to remind them of their legal responsibilities.
I would not recommend Northwood to anyone. As for the flat, Scraptoft is a nice area, but that flat is horribly expensive to run. It did the job for the time I spent there, but I'm glad to have moved out!
What agent could do to change your mind?
I expended a considerable amount of effort to sort out Northwood's screw ups. I considered writing to Andy McGarrick before writing the above. However, my previous attempt to discuss this matter with Gosia Prazeniak proved a waste of time.

For the amount of trouble caused by Northwood, the ‚£120 fee for dilapidation was incredibly excessive. This was a third of the final charge made against my deposit. This was especially irritating as this charge increased way above inflation.

I welcome Jon's clarification of the points. I note that he does not answer any of the queries regarding time lost, etc, and does not withdraw his crude condemnation of staff efforts to resolve matters; that is not helpful to any meaningful consideration of matters further.
