We have rented a property through them.
We paid £1200 in agency fees which we were expecting a really good service.
As soon as we moved in, a room was full of damp and the moisture has spread through other rooms.
Our emails were ignored for several months until we decided to contact the Ombusdam Service and Hackney Private Property department.
Once we put pressure on them they offer us a start date to commence the works but they made us signing a contract agreeing that the landlord would not be liable for any disruption. At the moment we are waiting for feedback from the Ombusdam and Hackney Council.
Problem is still unresolved./
What they did is giving us notice to vacate the property because we complained and we did not agree to sign something that we believe is dodgy.
We also found out that previous tenants had to pester them to get things resolved.

Unfortunately these tenants have been serial complainers since even before they moved in. A minor damp issue in a small cupboard seems to have been used by them as an excuse to find fault with anything and everything we and the landlord have tried to do to rectify the problem. Our Management Department has bent over backwards for these tenants over several months, but they have been obstructive and themselves caused the works organised to be delayed.

Their review fails to mention that in a bid to stop their constant complaints, the landlord initially offered £350.00 off the rent, and then £600.00 for any inconvenience caused to the tenants. We advised them that both of these amounts were extremely generous and far more than they were likely to receive from the Ombudsman who they kept threatening to go to. They refused both of these generous offers saying it wasn't enough.

In the end the landlord was so fed up with their constant moaning and unreasonable behaviour that he instructed us not to renew their contract, and get the works completed once they had left the property.

It appears that the Ombudsman agreed with our assessment of the compensation offered to the tenants. The Ombudsman decided that our service did not fall short of what should be expected, and awarded the tenants a token £30.00.

In addition, when we were contacted by Hackney Council, who the tenants had also complained to, they told us that in their opinion the tenants had no justification for their complaints and they would not be dealing with the matter further

Incidentally, the tenants actually paid £600.00 in administration fees, not £1200.00 as stated in their review.

Fortunately, it is extremely rare to find tenants who behave as these did, and the vast majority of both tenants and landlords behave very reasonably. Needless to say, we will not be helping these tenants in their search for another property.
