Having initially instructed Reeds Rains Hull to act as my managing agent for the property, I was disappointed at the lack of follow-up by the manager of lettings who was new to the branch and had promised much but delivered little, particularly in terms of communication.
I called to chase and that was when I had first dealings with Ben Horth who immediately took ownership and responsibility for finding me a tenant. He analysed viewings and feedback from which he felt confident that the rent I was asking was not the issue and he persuaded me to wait as he re-marketed as he felt confident that he could find a tenant at that price. Within a week he delivered as he had said he would and moved swiftly to get contracts and AST signed. He communicated regularly and confidently in keeping me appraised.
What I had not been advised by the manager of lettings though is that once the tenancy is up and running management of my property passes to a regional office in Manchester - had I realised this I would not have signed up for it as I want to deal with someone in branch locally. In fact the manager had told me that as I brought new properties online in Hull she would arrange to have the business moved to the branch at Holderness Rd.
This regional coordination has already worked very badly for me with a disjointed, inefficient and disadvantageous service for me as a landlord resulting. The record keeping is inefficient and unprofessional, with me being troubled time after time going over ground I shouldn't have to deal with. They do not work in the interests of myself, in fact have worked to my detriment. Fortunately, as I have raised the issues with Ben locally he has stepped up and once again taken ownership and control. He has saved me time and a considerable amount of money and tried to filter out matters which I should not be troubled with.
To be frank, I am considering withdrawing from Reeds Rains as a managing agent because of the poor service they deliver to me as a landlord through this regional approach and would advise others not to sign up to it BUT I do feel a loyalty to Ben Horth who always delivers. Without his professionalism I would pull the plug on them.
So the excellent rating is not for Reeds Rains but for the employee, Ben Horth. They are lucky to have him and so long as I know I can go to him when the regional office fails (which I am sure it will), and so long as he is supported to deliver to the level he has, I shall leave my business with them. In terms of the question below about using the agent again - only so long as Ben is available to me but as a company based on my experience of others I cannot recommend as others may not be so fortunate to have a Ben.
What agent could do to change your mind?
I went with the agent at a higher fee based on the promise of lower fees as I brought more property online with them in the area. In hindsight this was a mistake until Ben Horth got involved, prior to this I was wholly unimpressed with the level of delivery. The manager originally suggested a fee ‚£25 lower than I instructed it be marketed at. Ben supported my valuation when I was wavering and achieved it.
