I had an offer accepted to buy a property in Earlsfield and only after my offer was accepted did they tell me the property had knotweed. This materially affected the value of the property yet, when they sent me the knotweed report to read, they attempted to provide their own analysis of it to downplay the issue (presumably thinking I wouldn't bother reading it and would be none the wiser that the knotweed was at Stage 4!!!!) It then became apparent that mortgage lenders won't lend on stage 4 knotweed - glad I checked before applying for a mortgage with a £130 application fee and having my credit file damaged by a decline!). Over a couple of weeks they repeatedly tried to get me to commit to the purchase without obtaining a more recent report. Really unprofessional. When I told them that Foxtons (who was also listing the property) had been upfront about the knotweed with me, they bad mouthed that agent and tried to damage their reputation.
Despite giving Townends my solicitor's information, they repeatedly tried to palm me off on their shabby firm of solicitors and there were a number of attempts to introduce me to a broker. Totally shameless.
I would never use this firm. They will do anything to secure a sale - do not expect any honesty from them at all. There's a reason why they never have properties on the market and I presume vendors are less than happy with them. I ended up buying a beautiful property through *another agent - I would recommend ^ for their professionalism.
What agent could do to change your mind?
Be transparent about problems with the property and stop lying and misrepresenting the facts.

Abi's fees were highly competitive. Indeed they were the lowest compared to two other lettings agents we trialled. Low doesn't always necessarily mean best but in Abi's case we were not let down.
