I had several episodes of dealings with Lenwell Property Services of Luton, over my 10 month tenancy with them.
I found them highly inefficient throughout. When organising my move in date, they wanted to bring it forward by two weeks to what had originally been agreed (And advertised!) and it took a firm letter to Richard Sharpe (The manager) , quoting guidance from ARLA and threatening action from the Property Ombudsman for them to even consider a compromise. You can't advertise a property as available from a certain date, and then say "Oh sorry, can you take it from two weeks earlier, and you'll owe us another two weeks rent".
When it came to the return of my deposit, it was quite obvious they had doctored the 'Move out' report to be vastly different to the initial inventory, entirely in their favour so that they could claim money off me for cleaning costs (Over £100). They claimed they had video evidence of the mess I had left, but when I asked to see it, they did not at any point produce it. When I challenged their overall decision, and went through an official process via TPS, I did manage to get some (But not all) of my money back. I only wish I had taken photos when I moved in and moved out, but I'd hoped they were an honest establishment. Alas this was not the case.
On the phone they are rude and invariably unhelpful. In person they can appear charming on the surface, but they really aren't. Don't be fooled. They don't do what they say they will.
The standard of the property when I moved in was poor, at best, and the maintenance in the communal area in the block of flats where I lived was diabolical. At one point, the window in the communal area on the floor below mine came completely off its hinges and we had pigeons in the communal area defacating everywhere. Lenwell's response to this was to board up the window and never actually replace it. (This occurred 3 months before I moved out, and when I moved, it still was boarded up).
I was a student at the time of my let, and my parents were supporting me financially. My parents had to pay six months rent up front as I was a student, and they were happy to do this. However, I think Lenwell saw us coming (And believed my parents were very wealthy, which they aren't - just generous to me) and thought they could make a killing from us. However, we were not to be deceived. Lenwell are fraudsters and charlatans. I have only covered a few of the issues I had, as to go into it all would be far too much to write here.
If I had time, I'd be compiling an official complaint to the Ombudsman however I do not have the time or the energy. I only hope prospective buyers/landlords/tenants read this before engaging in any dealings with Lenwell. Steer well clear, even if it means taking a property you don't really want, but with a better agent. It was that bad and that stressful!

Not worth the money paid. Agency fee was very high, charged a separate move out fee too.
