Firstly the agent mails you 6 months into your let to offer to re-negotiate your rental agreement for £75. The letter they use very much indicates that this is a mandatory charge and that you must pay it. This is not the case. This breaks several transparency rules where the agent is meant to fully explain the options and best interest of the tenant.
Secondly on receiving a rental payment they shouldn't have got from my bank account they have decided to charge me £10 to return the money. I have asked for justification as to how it costs £10 to write a cheque but they have not graced me with response.
Thirdly after attending the check-out where a report was signed that stated that the flat was in the condition it was let out by they have mailed stating that area's need cleaning. They've not bothered to indicate which and that I should pay a professional cleaning company out of my deposit to fund this.
They are the worst letting agent I have ever dealt with. No issue is too small for them to charge you over. They are after one thing and that is your money. They have no interest in the well being of the tenants or landlords just the content of their bank accounts.
What agent could do to change your mind?
They could act in a fair manner as outline by the office of fair trading and ARLA in terms of how they treat there customers. They could give me my money back for the rent that went from my bank account. They could try detailing why they are trying to charge for all these things and how these charges are fair.
