It went from bad to worse, I will only list some things as they were getting worse and worse till I now moved out.
1. For 4 years in a row charged us £120pounds administrative charge- even through there was no changes to tenants or to the property or anything really.
2. When they informed me they would come for inspection- I said I would be there to show them the mould issue. I took a day off and would wait to show them the problem- they never showed up. When I called asking, they couldn't even say why no one showed up.
3. When in January I asked them to contact the landlord as the house needed attention- as it was cold and there was mould coming up on walls in one of the rooms- for 3 weeks each time I called, the agency told me that they cannot get hold of the landlord, with answers like "when the landlord doesn't want to do it-he won't do it, there is nothing we can I about it" and "do you want to give your notice if you are not happy? and move out!?". When I got fed up and called my landlord myself one Wednesday evening- on Saturday morning the landlord and his all crew were in the house, removing floor boards, fitting in special hollow bricks to improve ventilation, painting the whole room with antibacterial pain. The landlord told me he hadn't heard from them at all!
4. They asked for £300 pounds per person for signing a new rental agreement- even though the new tenants did not have to be found- I found them! so no advertising fees, no viewings on property needed doing. Pure rip off! In my new house I paid £120 and do not know anyone who would have EVER paid this much of agency fee!
5. I have demanded finally to change the agreement into a STANDARD agreement, so that it moves to a rolling month with a one month notice. But when I gave one month notice to the agency, they still demanded that the rental should carry on till end of a paying period- which is extra half a month.
When I asked to have my bond paid back 3 weeks after the end of the paying period- the agency kindly informed me, that the new tenants haven't signed their contract yet- so they will not release my deposit from the DPS until new contract on the house will have been signed!!!!
5. When I asked them to provide me with a document that shows that they are legally allowed to keep my bond until new tenants move in-despite my notice- Julie informed me that they have already contacted the new tenants and as soon as they sign- they will release my bond- ignoring completely the fact that I have moved out a month before after a full month notice!
AND THEN she told me that I WAS STILL ON THE CONTRACT-which was the reason for them not to release my deposit!
Stay away from them. Most unhelpful and ignorant people- and such money grabbers-for nothing!
DO NOT RECOMMEND!
What agent could do to change your mind?
They could speak to the landlord timely and inform me of the contact.
They could offer us a standard agreement when they knew that we are going to be there long term- or could speak to the landlord about changing the agreement at least, rather than ignore us completely and take the money every year for NOTHING.
They could accept my notice and pay me the bond when I moved out - especially that I made sure that the landlord wasn't going to loose a penny on me moving out- as he is a great guy and wouldn't want the agency to rip him off when I found tenants easily for him for the property.
They could call me and apologise that they have forgotten to acknowledge my notice?
They could have released my bond when I moved out and the house was not damaged in any way?
More than anything - They could have just been DECENT and human and honest and fair.
On top of that- When I called yesterday- I requested from Vicky- who answered my call, to put me through to the agency manager to complaint. Very quickly I heard in response that the manageress was in a meeting. I asked for email contact to be sent to me, so that I can write to her with my complaint- and hey hoo, it is Wednesday evening now, and I am still waiting to receive the contact details. Because for the agency it is sooooo hard to send an email.
