Overall my experience was very negative. Due to the number of issues that arose in my one year tenancy I've presented them in chronological order:
At the time of making our offer the admin fee (ƒÂ¯¿½400 compared to my usual experience in London of ƒÂ¯¿½150) was not as clearly advertised as I feel it should be. It appears Greene and co agreed as they changed their website after we complained about the fee, and its hidden nature, and allowed us to pay less.
Upon moving in there were 26 mistakes in the check in inventory.
Manuals/ explanations were not provided for multiple objects in the property (for example the disconnected alarm system) even upon request.
Despite this Greene still asked us to cover the costs when we put in maintenance requests for these systems. They did not follow up when we refused to pay.
The 'Low Priority - 10 - 15 Working Days Maintenance Issue: Internal refurbishment' (as it is described in Greene's request system) task of replacing a mattress took Greene three months to authorise.
Our Landlord did not redirect post away from our property and we were asked to deliver letters to Greene's Maida Vale office several times.
We were informed our landlord would visit and asked to stay in the property from 2 pm till the end of the day. The landlord did not visit that day, they did however visit unannounced the next day. The day after that we received notification from Greene that our landlords plans had changed and that they would not be visiting,
Our property manager changed twice in our one year tenancy. For one of these transitions we were not informed until we attempted to make contact.
Upon giving notice to move out Greene interpreted our notification of termination as asking to stay a day over our lease. This was not our intention. Greene were extremely reluctant to contact our Landlord to try and get this waived, We had to go over the head of my property manager, which involved pestering Greene's central office for her bosses's number, to elicit any action from Greene.
The check-out inventory included multiple photographs/ descriptions of parts of the property which were not on the check-in inventory. These were generally in some degree of poor repair (as they had been when we moved in). This could easily be interpreted as an attempt to justify retaining our deposit and is not good practice.
On the whole I enjoyed living in the flat and the area. Greene and co was a major factor driving me to move out of the property.
